Yes, that's how I see it too. That's why at the moment we can only plan and obtain quotes and make the most sensible use of the meantime.

In 2018, the construction contract law changes in our favor anyway. That's why I'm already considering not to wait. But if construction costs rise again then...

So, a quick update:

We now have a legally binding development plan. The plot has been surveyed, and in 14 days the survey recognition and conveyance will take place at the notary.

The purchase price is only due upon completion of the development. Unfortunately, this is delayed. As of now, it is the 3rd quarter of 2018.

We have several offers and one provider shortlisted. But I can only sign a house building contract after the development, right? How have other builders proceeded?

My consideration: Without development, no building notification and approval. Without financing, I cannot sign a house building contract. Financing now would mean commitment fees.

However, prices are rising and companies want their orders for 2018 and are not waiting for us. They also need lead time. We actually want to start as soon as possible. Have been waiting for years.....

What is the best way to proceed???

I am not very familiar with that. But I would also wait. Until then, you can plan wonderfully. And continue to save equity.

We did it like this: We chose our general contractor and refined the offer with him. So everything was set and just waiting for our signature. Then we went to the bank and negotiated with them that we would only start paying, except for the building savings contract, when construction actually began. Then back to the house builder and signed a little note with the contract stating that everything depended on the financing. Then we could decide whether the guys and girls should already start preparing the building application. Of course, we would have had to bear these costs if the financing had fallen through. But since we already had the bank's approval, we were bold. The financing came through faster than expected and we were able to get started. However, it still took over a year until the first groundbreaking. Also keep in mind that the general contractors only give you about 1 year on the house price. After that, even a signed contract is renegotiated.

Planned completion of the development Q3 2018 means no one will build there before 2019.

Sign the land purchase and hope that by the beginning of 2019 construction prices and interest rates stay within limits so that your budget is not blown.

So we asked again specifically and everything does work after all. We can start in May 2018. That means now deciding on a company and then securing financing. Our neighbors apparently already have everything settled.
