Tiler costs 44€/m²
Tiles for approx. 200m² amount to approx. 6000€
Stairs with formwork/leveling/baseboard 2500€
Shower flush with floor
The rest is baseboard, expansion joints, priming, sealing, etc.

So the price is roughly okay?? When I read the offer, I thought that I was completely crazy...
Unfortunately, I only found older posts from 2010 as a comparison, and back then, the homeowners paid approx. 10,000€ (material and installation), since everything has increased in price by now, I estimated around 20,000€.

Uh sorry. You can forget about 20k. I’m already paying 20k€ for a similar area without stairs and without a tiled shower, with 28€ tiles. Bathrooms half height, no stainless steel edges, no recesses, and no tiled showers.

- 36€ net per sqm
- 11€ net large format surcharge
- 28€ tile
- Rest cleaning, grouting, etc.

If you end up at 30k€, you should clap your hands and kiss his feet. Get 2 more quotes and take the one that suits you.

It always depends on what is included and the scope. A rectangular 200sqm living room is under €20k. Stairs and bathrooms, small rooms, and in the end also walls, that gets expensive. We paid just under €20k for 2 bathrooms, as large as yours, and about 110sqm of living space, that was a good offer. Tiles rather €40/sqm.

At the end of 2017, we had approximately 190m² tiled (format 60x60). The 2 concrete stairs were not covered; that was done by the carpenter with wood.

- 2 tiled showers, in which the tiler himself also installed the sloped screed and the drains.

- Additionally, we had all baseboards flush with the plaster, the patching and partial painting was also done by our tiler.

- The main bathroom + shower bathroom + guest WC were partially tiled on the walls.

We bought the tiles ourselves through the local tile dealer, which cost us around €7,500.
The tiler received €18,000 from us.

However, we have already heard that this was probably a pretty good price.
If you take that into account and then add the stairs, you are not that far off anymore.

Our tiler quoted the following net prices:

- Prepare floor €5.00/m²
- Lay floor + grout €35.00/m²
- Cut + install baseboards €12.00/lfm
- Patch baseboards €3.50/lfm
- Make silicone joints €2.80/lfm
- Sloped screed shower €150/shower
- Small wall niche at shower €170/flat rate
- Large wall niche at bathtub €320/flat rate
- Tile rail flat rate €15/piece
- Install shower drain €85/flat rate

So 40,000 is quite a figure. Have you considered just having the bathrooms done and doing the rest of the tiling yourself or with a friend? Then you might get down to 10,000 and save 30,000.

I can only encourage doing a lot yourself, the quality of the work will be better and you save real money.
