Unfortunately, it still will, but this has already been mentioned several times. Fiscal-wise, no grass grows over it if you let the dried ink cool down first. A tied deal by nature will remain one as such. What counts is how free you were in choosing the construction contract partner.
By the way, if you have further questions regarding the development of one and the same plot, it is advisable to continue and use the existing and old thread, simply with words like “it continues,” “there is new info,” or similar.

That will be difficult regardless of construction law, for the subdivision according to WEG in the land register according to Paragraph 7 Abs. 4 WEG, a certificate of completion with subdivision plan must be available, from which, among other things, all individual rooms must be evident. Without subdivision, no change of ownership and no entry of a financing land charge.
That would probably be the (unnecessarily) toughest nut here.
