Unfortunately, it still will, but this has already been mentioned several times. Fiscal-wise, no grass grows over it if you let the dried ink cool down first. A tied deal by nature will remain one as such. What counts is how free you were in choosing the construction contract partner.

That would probably be the (unnecessarily) toughest nut here.

I do not understand which good fairy, heavenly inspiration, or whatever else you are waiting for (and also / especially not why, after a long ongoing search with already a handful of thoroughly considered alternatives, you want to explicitly wait even longer). A possible plot has been found, the various tried ways have probably sharpened you in developing concrete ideas of the optimal house. Just go hunting for a neighboring family (classified ads or nebenan.de, notice board next to the pledge machine at Rewe, announcement in the school newspaper—the ways of Barthel are manifold) and then visit a lawyer and notary together (who will tell you in which of his capacities you should mandate him), found a WEG or a building association, and start planning. Take a joint architect, I have already repeatedly explained everything about the setting during the dough resting phase and so on, what are you imagining doing like a cow at calving?—it’s not rocket science at all, and I have already offered my personal advice. Look at the offers of the “usual suspects” (you should already be able to sing along with this mantra of my search keywords as well) and ask the nearest one if he will simply build you another copy of his semi-detached houses. They regularly require a building window of 12 m width and 12.5 m depth. Or you develop a design with an architect. That it does not necessarily have to be a mirror clone can also be read here, including with the example of —so what’s with the fuss / complicated behavior?

We simply aren’t under any pressure at the moment and are looking around. We are expecting K2, and it’s not unwelcome to us to wait with a potential build and financing until after my wife returns to work. Until then, we can still save up equity, which is not yet optimal either. We are still looking, though, if something suitable comes up.

That’s true. The exposé defines it without construction binding. The broker only offers the service if there is a need.

That is understandable from your perspective, but from the point of view of the semi-detached neighborly relationship it is a burden. And random saving will not work. Now make a battle plan with which measures and which realistic target amount the equity can be improved. Keep an eye on the regional market of developer semi-detached new build projects as a price indicator and consider both inflation and that the next war might affect a country relevant to the timber or cement industry. If the result is that the goal will be reached in 2028, then apply my special Barthel tips given in this thread in 2027 when hunting for next year’s half-neighbors looking for partners. With “Panta rhei Prokrastination” alone you won’t get to a world trip, papal audience, and gentlemen’s boutique in Wuppertal even in 65 years ;-) By the way, years ago I once had the signature “Full Quote tut nicht not” for quite a while.

Who says I only ask questions? I know about the 3,000 EUR, and as already mentioned, I research a lot on the internet, including this forum. I don’t understand why one suddenly has to start from scratch for a more specific question.



That’s exactly what I’m saying, I don’t want to make any building partner wait unnecessarily.

And of course, all the hints are known, including that construction and house prices will not fall, which is no secret either. It’s also not random saving; we currently only have a mid five-figure amount saved up, the first goal is initially 100,000 EUR. For example, we are staying (also with K2) in our current 85m² apartment to be able to save as much equity as possible.

We have been observing the market for over a year now, visiting houses, asking questions, researching. We have set the enrollment of our daughter (in 4 years) as a "deadline," and by then it should work out. And until then, we will save; more equity has never hurt anyone.
