Hello,
we are planning to buy my grandparents' house soon, built in the early 1950s, a few renovations since then, a gas heating system was installed in the early 2000s.
I would say that the house is energetically at the end of its life. The roof needs to be renewed, facade insulation, windows, possibly heating. Depending on what kind of boiler it is, solar thermal energy and a buffer tank might be enough, but I don't know that yet.
Since everything needs to be done anyway, I am now wondering how quickly I need to implement all the measures. The funding for a comprehensive measure is significantly higher than for individual measures. But within what time frame do the many individual measures have to be carried out if I want the higher funding, e.g. 25% for KfW70 or 30% for KfW55?
Since I am also considering a surface heating system, moving in before the measures is not an option, but I could do without the roof at the beginning if necessary. It is sealed and the living spaces are all downstairs after the renovation. From my point of view, there is no urgent need to renovate the roof immediately. If that only happens while we are already living in it, for example half a year after the floor, facade, and windows, that would also be okay in my opinion.
I have to say that I am a soldier and close to the end of my service. In the end, you get a one-off payment and for three more years a certain percentage of the salary is paid in addition to the salary from the new job. I would invest all the money into the renovation. I only mention this because in my case it makes sense to stretch individual measures over time since quite a bit of money will be coming in in the meantime and it would therefore be cheaper not to take out a loan for the full amount from the start.
But if the KfW requires me to achieve the KfW55 target within, say, 6 months, then despite the theoretically short-term availability of the money (3 years), I cannot avoid taking out a loan and then repaying it significantly faster than usual.
Unfortunately, I cannot find information anywhere about what time frame the measures must be carried out within.
It is also not clear to me when I actually get the funding from the KfW?
After application and then I am obliged to spend it on this, or do I have to submit the invoices or how does it work?
Actually, only after the completion of all measures can it be calculated whether I achieve my KfW55, right?
