In the building application form of my municipality, it is even clearly pointed out that there are both options (official and unofficial site plan) and that § 3 BauPrüfvVO should be observed. Anyone who does not do so is to blame themselves and may possibly waste money.

Then I would have actually expected that this difference in the offers would immediately catch your attention or that you would submit your request accordingly from the start.

Anyway, I must have been unlucky with all previous construction projects, as an official site plan was required every single time.

Unlike you, I'm doing this for the first time, so something like that doesn't immediately stand out to you. Without the lower offer, I probably wouldn't have noticed it at all. It's bad style to poke again here just because I found something from which we can benefit in our construction project, which you apparently cannot accept.

Pfff... now don’t be so pissed off. She even posted all the offers in the opening post. The point about the unofficial site plan only occurred to her later. Then came the question whether an unofficial one is sufficient. Overall a process of gaining insights that is not yet completed. So all is well.

Or is it forbidden for the OP to gain new insights during the thread? Always with the accusation that he should have known that from the very beginning and that he should have phrased his opening post differently!

I, for one, am still curious about the outcome.

Sure? Especially 1 and 2 are hardly verifiable for the builder. They usually don't know either. Information is provided by the land registry office if you request it when ordering the property excerpt. However, the building authority can tell you whether they require a base inspection and whether it must be official. There are actually big differences between municipalities here. Some completely waive it, others generally require the official certification.

Certainly not, that is what a forum is for. It just gave me the impression that first a question is asked and then the willing respondents are made to look stupid. One could have informed oneself right away and, if you like, share the insights gained here.
