Suggestions and ideas for our single-family house

So, now that we (or rather the general contractor) are in the process of finishing the documents for the building application, I would like to bring up the topic again and hear your opinions on our floor plan.

A lot has changed:

    [*]from 7.75x15.5 to 9x13
    [*]the master bedroom has moved to the ground floor - this way everyone gets the morning sun and we have direct access to the outside
    [*]in connection with this, the guest bathroom was split up - the shower was assigned to the master bedroom, only the toilet remains in the "public area" for guests
    [*]the little dressing room has been removed and replaced with a normal wardrobe
    [*]the guest room has moved to the upper floor. I am considering whether to make the balcony accessible only through the guest room. The balcony could then be significantly smaller, and the bathroom correspondingly larger. The guest room should also serve as a retreat, but not as an office
    [*]by separating the master and children's bedrooms, in my opinion both bathrooms can be used. If guests are present, there is nothing against them using the children's bathroom as well. This way I do not have a shower "in reserve" that might only be used every few weeks and the rest of the time everything piles up in the upstairs bathroom.
    [*]additionally, small storage rooms have been planned on the upper and ground floors. On the upper floor you could then store things from the balcony such as cushions, beer crates (possibly a fridge), etc.


Further remarks:

    [*]The balcony stays. I am also sure that we will use it. Not to go upstairs after dinner to enjoy the view, but beforehand to eat there and have peace and quiet.
    [*]I will still adjust the “raising”, but it will not be at ground level. There are two reasons for this. The main reason is not the basement windows but rather the neighboring buildings that are about 1.5m high.
    [*]The house entrance has moved to the front of the house. Now I have a few meters of space in front to allow for a somewhat more discreet "ascent." This is still missing in the pictures, though.
    [*]What I cannot assess is the technical feasibility. On the one hand, I now have wastewater in four places in the house, on the other hand, there are not many supporting walls lying on top of each other anymore.
    [*]The kitchen furnishings are yet to be determined.


Those are my (background) thoughts on the floor plan so far. What do you think?

Hmm .. now the kitchen is as far away from the terrace as possible. Everything you need for a cozy summer (barbecue) evening has to be carried through the dining and living rooms first.

For me, that would already be a deal breaker.

Then bathroom above dining room .. pipes?

Is there supposed to be no toilet in the master bathroom? That would be extremely impractical.

What I like is that the dining room is no longer located on this dark east wall.

For children's rooms, I always prefer a south/west orientation, because children from school age onward get the most sun in their room that way.

It does not appeal to me, neither the floor plan nor the elevations.

I held back a bit on the "internal" planning in the last plan because I didn't think it was good. I hoped that something else would still come up. About the new plan: The ground floor looks like various modular room shapes have been lined up and the gaps then renamed as corridors. I don’t find the upper floor all that bad, although I still doubt the use of the balcony... : who would carry their food upstairs through several doors when they could stand on their own floor? Yes, the kitchen is not where you need it, somehow the whole thing has become a rectangle – and the 3D effect turns the aimless drawing into a success story: one dreams oneself into a stylish modern flat-roof house and does not see that there is a world of difference between playing with a program and designing a house. If a house has to exist between taller houses, there are other methods than lifting the basement into the air so that one cannot enter the property with flat steps. 9 x 13 is also quite generously sized in terms of sqm (since there is also a basement); one could make it smaller without feeling cramped. Have a professional take a look with the money saved! Regards Yvonne

OK, somehow holding on to the balcony and the elevated house led to the design getting worse and worse each time.

After some discussions, we have now given up on the balcony and the elevation of the house. This made some things significantly easier. We are now at a floor area of 8x13.5, but have gained significantly more living space compared to the old plans. The children's rooms face south, the kitchen is close to the terrace. A light well is now planned in front of the study in the basement. The storage room may still need a bit of improvement.
