Yes, you express yourself strangely, equity that is stated cannot be withheld. It must be spent before the bank pays invoices. If you now buy your floor, that is equity that counts. No matter, it is getting too confusing slowly.

Certainly not if the lender is the house bank.
At least that is how it is in my environment.

As I said, that was not my question, but whether the invoice date is relevant or can also be before the start of construction.

We'll just leave it at that and I'll ask the bank. Maybe this just isn't my forum here ;)

You also can't generalize that; that's how it is for you. That doesn't mean that every house bank acts similarly.

What is so hard to understand that every financing, every construction project is different...? There is no universally valid rule. It can't be, because every bank customer/builder approaches the topic of building a house with different conditions; every financing bank sets its own rules ;)

You have now received many answers in different descriptions. The gist: You pay for everything you buy beforehand (before the start of construction/during the financing) out of your equity (equity). It is logical that the equity you want to state to the financing bank must be reduced by these prior purchases. Or put differently: You have one pot for stating equity to the financing bank and another pot of equity that is not mentioned in any financing application; yet is present ... _before_ the completion of the financing; not drawn from it ;)
