Hello,
In our house planning for a classic gable roof house, we have found a floor plan and positioning that we like very much. For safety, I would like to have it thoroughly reviewed here.

Bebauungsplan/Einschränkungen
Plot size = 600 sqm
Building window, building line and boundary = See site plan
Edge development = max. 9m
Hedge (2m wide) and 1m distance to the north are required.

Anforderungen der Bauherren
Number of people = later 4
Living room approx. 4x4m
Open kitchen to dining area, which can be separated and transitions into the living room
Study room
Master bedroom with walk-in closet
Guest WC with shower
Double carport with masonry storage room

Warum ist der Entwurf so geworden, wie er jetzt ist?

Regarding the placement on the plot:
The basic idea is that we want a south/west-facing garden. On the west side, the neighbor will most likely place their carport, so we prefer to have more garden in the south. Therefore, we favor a positioning with the eaves facing the street (looking far into the future, this might also be advantageous for a photovoltaic system). Additionally, we would like to reach the entrance relatively dry-footed from the carport, which is why the entrance is positioned on the gable side.

For the further positioning, the house including the carport was then pushed as far northeast as the building window allows.

Regarding the floor plan itself:
The central consideration is that we want a living room (approx. 4x4m) as a retreat. Moreover, the dining room with open kitchen should be actively used as such, not a dead space used only twice a year with guests. From the dining area, you should be able to access the terrace.

Overall, there should be room for a study as well as a master bedroom with a walk-in closet.

I actually quite like the floor plan. But two things:

The kitchen would be too small for me personally if there is no pantry or cellar available. Have you ever checked how much space you currently need for supplies, trash, dishes, etc., and whether that might fit?

The master bedroom and the walk-in closet, that is an eternal topic here. We chose the layout so that the door is located in the walk-in closet area - this way, one person can continue sleeping when the other is rummaging through their clothes. You just have to think about that.

And now something completely subjective, and therefore absolutely negligible: We currently live in an apartment with a southwest roof terrace and can practically only use it in the morning during summer because no one can stand being outside in the afternoon. My plants burn in the summer. It only becomes bearable again after 7 p.m., sometimes even later. Sun sails and umbrellas don't help anymore. So I don’t know if a southwest garden or a south-facing garden always has to be aimed for, but as I said, that’s purely subjective.

I actually quite like the floor plan in general. However, I agree with Saralina’s points. We even decided on a single separate entrance for the dressing room without a connection to the bedroom. It also depends a bit on who gets up when and how noisy they are while looking for clothes.

You often read that here and I always wonder how millions of people in Germany survive with small kitchens. I am of the opinion that you simply adapt to the "circumstances." I agree with that. We also have a southern orientation and it is barely bearable. A few houses away neighbors have their terrace facing west and it is much more relaxed. The full sun is avoided, but the last hours in the evening in the sun are pleasant. I also like the floor plan. The arrangement in the bathroom I find not successful compared to the rest. You enter and almost stand in the shower.

We also don't have a "big" kitchen, neither currently in our apartment nor later in the house. I see it like you do, storage space is definitely relative. But with the shape drawn by the OP, we would still have serious problems, just because there are two dead corners in it. By "too small" I didn't necessarily mean the room, but rather the kitchen layout itself. I would solve that differently.

We currently have a small kitchen in our temporary rental apartment. It is terrible not to have space for supplies. Surviving is possible, but comfortable is definitely something else. In this respect, I find kitchen planning in house construction to be among the most important.
