Special construction area - what is possible?

Hello,

we have been gifted a plot of land which is located next to a polo facility and is designated as a special area according to the land use plan. Nothing more specific is clarified here. The people from the municipality's construction planning department and the people from the lower building supervisory authority of the district cannot currently help either, maybe only again when colleagues return from vacation. Does anyone know what is allowed to be built there and what is not?

It states there that special areas and their use must be designated, but this was not done. The question now is what alternatively applies, that is not stated there.

Land use plans do not specify any development either; that is done by development plans. Assuming the polo facility is not an "illegal building," you would probably be able to extend the polo facility onto your property. The municipality should be able to tell you whether your property falls within the scope of a development plan (and which one) - and if not, whether it is at least located within the inner area. In the outer area, you are more likely to get approval for a stone marten breeding operation than for a residential house ;-)

The polo facility is definitely not an illegal building, at least that is what the officials said. It is located in the inner area, but due to the horse keeping, they think that a normal residential house will probably not be possible. The question is whether one might be able to get approval for a weekend house or something similar, but they could not say.

Were you connected to the registry office because the building authority was completely on lunch break? They must know if there is a development plan to which it belongs.
