The landfills here with us do not require any expert reports (NRW). It is said that no contamination is to be expected (or the transport company) and then that was it.

Excerpt from the landfill regulations around here:
Waste for which no contamination is to be expected can be delivered without analysis after it has been appropriately declared. This can, for example, be excavation soil below the topsoil from non-hazardous sites.

In Lower Saxony, an analysis is only valid for 6 months. In Hanover, for example, it is also required that this analysis comes from a pile sample. That would mean an analysis during excavation and storing the soil on the side. However, there are also recycling centers that accept it without pile sampling. The analysis takes 5-15 working days.

The question of whether a soil report should be done does not arise for me. It is a very urgent recommendation. Otherwise, you are liable for all damages resulting from unknown soil properties (settlement, groundwater and layers) yourself.

An offer for a single-family house maybe 750€? Others surely have better estimates.

476 € per semi-detached house (so 952 € for 2 semi-detached houses without a basement) including 19% VAT. Just received and paid 2 weeks ago.

When we were still searching for a plot, I didn't fully understand the issue of the soil report. Ideally, a report before purchase is best, so you know what to expect. But the seller and the market situation have to cooperate. Also, a house building company told me that the soil report can only be done once you know where the house will be located. But then you might have planned a house that doesn't work at all because of money or the ground conditions. How do you do it?
