We would like to manage without tiles in our utility room and, if possible, seal the screed directly. I did some reading and am now confused, as there apparently are very different approaches and many people also advise against it. In my naive world, it would be enough to prime the screed and then paint it twice with concrete paint, which also contains a sealant. Now you also read that the screed must be sanded multiple times and that the use of epoxy resin is recommended. This, in turn, would be very expensive and should preferably be done only by a professional. Are there any further experiences on this from your side? Thank you very much.

You can do that. Depending on the quality of the screed, I would first fill it so that it becomes nice and smooth. So ideally, have the screed done about 3mm below the build-up height of the finished floor of the adjacent room. Then do the rest with leveling compound, prime, and paint. But please do not use exterior paint, otherwise, you will have biocides inside.
