*laugh* - oh, yes, some other points are also already off the table... But it will still take some time until the RE-argument has also gone the way of "it just can't be helped" :(

At least for us, everything within the exterior walls counts towards the floor area ratio calculation (minus a few exceptions). Also the areas of the interior walls. So our 138 sqm house suddenly became 160 sqm in the floor area ratio calculation. I don’t know if you would have been happy with that.

Your house always had about 160 sqm of FLOOR area ;)

The Floor Area Ratio indicates how many sqm of floor area may be built per sqm of plot area; both - floor area ratio and plot ratio have in common that the floor area including interior walls and stairs is taken into account; nationwide.

Yes, that's correct. But that doesn't change the perception. If someone comes to the forum here and says they would like a house with 140 sqm, they do not mean the floor area according to the floor area ratio, but the living space.
So anyone who is allowed to build 140 sqm according to the floor area ratio calculation probably does not consider that they will not get 140 sqm of living space.

What is daily bread for you is by no means a given for many here.

Since you have obviously understood that, it is a matter of course for you. So there is no reason for you to contribute to the confusion of the OP.

And no, not every user preemptively equates WF = GF; most simply mean GF because they believe that WF is the same as GF ;)
