I have to try again completely anew on the upper floor. Originally, I tried to accommodate two children's rooms, a master bedroom, a separate dressing area, a master bathroom connected to the dressing area, a children's bathroom, and a stairway to the attic studio on the upper floor, which is simply impossible. Then the idea was to place a study on the upper floor and move one children's room to the attic studio; now I would like to try to accommodate both children's rooms and a small children's bathroom there to be able to plan more generously on the upper floor.


Thanks for the clear words, I can work with that. At first, I was using a blunt pencil and didn't draw 100%. However, one square equals 25 cm, which means I have a working surface depth of 60 cm, a dining table of 175 cm, a stair width of 100 cm, a front door of 120 cm, all passages at least 100 cm, but the stair length is currently only about 330 cm.

I can understand the couch-wardrobe idea; I'm not satisfied with the stairway anyway. But how can this be integrated into the living space if the floor area isn't somewhat square? I still want to puzzle over that. As I see it, I probably have to start with the stairs and plan around them. I want to avoid a completely separated hallway. I forgot to draw walls around the stairs; it shouldn't be floating.

Can you explain the 10% a bit more? Does that mean 70 sqm net living space = at least 7 m total window width? According to my drawing, I currently have just under 70 sqm for 7.5 m.

Without a basement, much would be possible in terms of stairs; combining it is more difficult. Or I have to consider separate staircases. But first, I want to try a U-shaped stair with a landing instead of an L-shape, rotated 90 degrees and oriented towards the house entrance.

Windows also in sqm. If one box is 25cm for you, then you are on the right track

Evening, I’ve made another attempt.

- Cloakroom no longer in sight
- Staircase turned away from the living area (which way it runs seems a matter of taste to me)
- Fireplace/chimney with more space, would then be open on three sides and central
- Terrace recess modified and sliding door moved
- more window area (dining room, living room, sliding doors should be windows to the floor by the way, kitchen got a second window)

What I’m wondering:
- Still too little light in the hallway? The front door should have a window on the side or include light passages
- Cloakroom and WC don’t excite me, the desired urinal had to be omitted
- Window area estimated at 13sqm with 68sqm living area = 19%
- Enough walls as support surface for the ceiling? If not, I wouldn’t know how to meaningfully integrate more walls
- Still no light entry from the west

I’m looking forward to your feedback.

I like it quite well so far. I would change the sides of the stairs, i.e. UG/OG. The access to the basement could be a hazard, especially if children are around. Then you could insert a wall in front of the stairs (between the stairs and the WC) and create a small storage room for brooms and vacuum cleaners. At the same time, this would prevent drafts from the basement.

Why should and must the house be positioned as it is now? First comes the property, then the house. You adjust it to the property, so to speak. Almost all amateurs do it wrong. I also started like that but then recognized the relation to the outside and always included the property.

Do you plan to get an architect?

P.S. If your desired urinal doesn't fit, then it is not the right plan.

Kitchen = dead end is how we want it, we do not want a connection to the hallway there.

I have revised the draft again and, funnily enough, after 10 different attempts I am now closest again to the very first drawing. The latest version is attached.

The plot is already there, so I have attached another picture in which I have marked our plot including the house footprint as well as the two neighbors. The plot requires us to stay 5m from the street and allows us to build 7.50m wide (3m to the boundary on the left and right). The neighbor to the west and the forest/garden to the east determine the openings of the house to the east and south.

Next, I want to try working on the upper floor again.

Whether we want to hire an architect, I am not quite sure what you mean by that. A construction company is supposed to handle everything.
