Hello,

Two statements that definitely do not correspond with each other! If you want to start construction bindingly in spring, the contract should be signed by early September at the latest

Rhenish greetings

As far as I'm concerned, time will tell how things go in the next few months, unfortunately that doesn't help me with my question...

two completely different points: At the beginning it is said to be single-story, but later on EG, OG and DG are mentioned. Does that fit together or am I missing something? Also, I wonder if the shed behind the garage mentioned at the beginning is still planned? Wasn't there something about only 9m border construction per boundary (at least in Bavaria)?

It can be done. Yes, the room layout gets tight with a single story. So far, we have only seen a ground floor draft. It will all be quite tall – what else is supposed to be in the basement? The running around would personally annoy me.

What does he say about feasibility and costs?

We already had someone here this year, where single-story was also given, and he despaired over the development plan. Basement and attic expansion were not financially feasible...

No, it fits in this case. A basement is not a full floor if it is sufficiently buried, an attic is not a full floor if the room height of at least 2.30 m results in 1/4 less living space than the ground floor. This applies in NW. The attic results from this and is probably allowed by the ridge height as well.

: the thread is already quite old (12.14) and hardly any information can be gathered from your new question. Few will take the time to read through everything again...

Hello Yvonne,

thanks for the feedback. I know the topic is quite old, it didn’t progress for a while. Correct, so far I have only uploaded drawings of the ground floor. I already have half a block full of drawings for the other floors, but I was so little convinced by the results myself that I didn’t find it useful to discuss them here.

The running around doesn’t personally bother us, we currently find the idea of outsourcing the sleeping area interesting, also because it’s not solved that way everywhere. For us, the basement and attic expansion are financially feasible, and with the house depth of 12.50m and the knee wall of about 1.00m, it automatically results in an attic with a room height in the middle of about 3.50m. The house will be quite tall – the neighboring house is exactly the same in roof shape, orientation, and height. There are no regulations in the development plan regarding ridge height.

In the basement, I see the house connection room, a small storage room, a room that serves for guests, an office, or as a buffer in case you unexpectedly have triplets or something. Of course, there is also storage space (which I don’t like in the ground floor nor in the garage or an additional shed or similar) as well as space for a treadmill, table tennis, possibly a hobby (giant puzzle).

Few interior walls are not seen as a cost problem either, by the way, although we later had quite a few interior walls in some designs.

That referred to 4 wooden walls and a roof on unpaved ground, we can leave the shed out for now.

Best regards
