Single-storey calculation exceeded - possibilities?

Kerstin, when I read now what you want to do in an area that is explicitly limited to single-story buildings, then I understand the construction company if they do not want to approve the plan, because actually you are building a city villa where gable roof houses or bungalows are supposed to be. As a neighbor, I would neither be amused nor silent if someone did something like that next to me, we also have such restrictions in our development plan, and so far everyone! has adhered to them. It is simply annoying to have such a building block next to you or in front of or behind you that simply does not fit SH. That is not our style, it takes the sun and is an aesthetic break of style. Therefore, adapt it to the rules, or you will have more enemies than friends in the neighborhood later. When I gave my advice to simply build half the square meters, I did not yet know what it was about. Karsten

hm, I still think that these values plus minus fit into the single-story structure, even though I basically share ’s opinion :)

Step 1: Take the exterior edges of the house on the ground floor and calculate the floor area.
Because §2 (8) of the state building code says:
... a floor with at least one pitched roof surface is a full floor if it has a height of at least 2.30 m over at least three quarters of the floor area of the floor below;
If you want a conservatory, now would be the right time to plan it, as it counts towards the ground floor area. To what extent the authority insists on immediate construction remains to be seen.

However, I can understand the lack of acceptance from the construction company. It would probably be very difficult to justify that such constructions are not artificial elevations.

It should be checked whether the planning regulations were already fully known at that time and whether an architect has already checked or should have checked the feasibility. Perhaps one of your desk neighbors can take a look to see whether the contract is poorly worded and whether you incur damages due to the redesign that you can quantify and possibly claim.

Yes, plusminus 6.5 cm. Annoying, but IMHO acceptable, as it is necessary if you do not want to add a bay window to the ground floor. The somewhat steeper roof compensates a bit for the lowering of the knee wall.

Yes, you can hardly believe it, but there are also people who question things and verify information. You should start doing that too... it helps in life from time to time.
