Hello everyone,
attached is a house that will surely only be built once. The planning was done almost at the last minute because, for formal reasons, the submission of the building application is necessary by the end of the month. I am very grateful for ideas and criticism.
Framework conditions:
Plot on a steep slope. Approximately 15 m x 35 m. House must not be wider than 8 m and the top floor must step back in two directions (pseudo-stepped floor).
Client requirements:
Space for at least two children, plus a granny flat. Spacious living/dining area with access to the garden behind the house. Modern architecture. Kfw40 targeted. As little area as possible built with the house.
Planning comes from the architect with many client specifications. Created within a relatively short time.
Initial cost estimate: 500,000 euros including all ancillary costs (excluding land). This also corresponds to the client’s upper limit.
What (still) does not please:
- Integration of the garden in the attic floor is done by means of a tiny terrace door.
- Side roof terrace with a depth of just under 150 cm is neither fish nor fowl. Will presumably be reduced to about 120 cm. Maybe simply a (green?) roof will be installed there if that provides a noticeable saving compared to a roof terrace.
- The entrance stairs protruding from the house look strange at first.
- Bathroom in the granny flat has no storage space (well, it is small anyway).
Good to know:
In the utility room on the first floor we would like to accommodate the central controlled residential ventilation for the main apartment. Controlled residential ventilation in the granny flat by means of three decentralized devices.
What could be done without:
- Staircase with landings. A simple half-turn staircase would close off with the rest of the facade.
- The right part of the roof terrace on the second floor (instead, just a normal flat roof).
