Hello dear forum members,

I recently came across this forum and have already been able to clarify one or two topics for myself. Many thanks for that!

My wife and I recently bought a plot of land (1260 sqm, very good location, slight south-facing slope). There is an old house on the plot, which we will demolish.

We want to build a house with enough space for our family of four (2 children almost 2 and almost 4) as well as an au pair and are still quite at the beginning. Attached is the first draft from our architect, which we already like very much.

We would greatly appreciate your feedback.

      [*]Pantry (enough space in kitchen for supplies, separate storage room on ground floor for vacuum cleaner, cleaning agents, ironing station, etc., also cellar for beverage crates, etc.)
      [*]Utility room (washing machine, dryer will be in utility room in basement, there is also space to hang laundry)
      [*]Solar system (we decided on photovoltaics, also looked into hybrid systems, but doesn't make sense for us)

    [*]Where we are still uncertain

      [*]Air conditioning: do we need it? We have many windows and the house faces south and cooling function of air heat pump does not do much. If air conditioning is needed, then the question is whether multi-split with wall units above the door or somehow hidden or a central air conditioning system. Does anyone in the forum have experience with a central air conditioning system? How much more space does central air conditioning need in the ceiling (currently only 6cm suspension planned)? Costs?

What we don’t like:

    [*]Garage is located below ground floor due to street slope, lower height is necessary to comply with height regulations for boundary buildings; we are still considering how to design this, current draft has a canopy over the entrance and another less deep canopy over the garage, which overlap a bit and may be improvable
    [*]We cannot conveniently place the piano on the ground floor, placing it on the upper floor is probably the price to pay for all the glass surfaces on the ground floor
    [*]According to the architect, air-water heat pump can only be installed outside as there are no products of the required performance for indoor installation, at least not if the heat pump should have a cooling function

Price estimate according to architect/planner: within our expectations
Personal price limit for house including equipment: n/a
Preferred heating technology: air-water heat pump

If you have to give up, on which details/expansions

    [*]can you do without: actually want to keep all rooms and planned equipment, the upper floor terrace has become very large, we don’t need it, had already considered partially greening the terrace, but then dropped the idea
    [*]cannot do without: see statement about “can you do without”


Why is the design the way it is now?

We made our own design and gave it to our architect together with an extensive briefing. Our architect then created a design based on that, which we already like very much

What is the most important/basic question about the floor plan summarized in 130 characters?
What can be designed better and why? Also your view on our open points (see summarized again below)

    [*]Ideas for the north side (street side), design of the canopy, problem of lower garage height
    [*]Necessity of air conditioning, multi-split vs central air conditioning, ceiling suspension depth with central air conditioning, costs?
    [*]Are there air-water heat pumps with cooling function for indoor installation in the performance class we need > 14 kW)?

I like it quite a bit. Is there a property plan with elevations? I also noticed the thing with the garage. The view from the plan is very poor, is there a better one?

The shoe/pharmacy cabinet in the airlock is a joke: it doesn't work (locks the doors). If you want to look at a comparative example here (although with quite rough similarities), that would be the one from in A piano is not a problem here, right ? - more difficult is the placement of a sewing room (another insider joke, see ).

Is a pool with a separate bathhouse going to be built there? Otherwise, it seems quite impractical to me to use the Au pair's shower every time.

I would have placed the bedroom and KZ downstairs.
