As things currently stand, we want to build with an architect and award the trades individually. So no prefab house builder.

Estimate garage with FD construction expert: TEUR 21.6

Additional costs (controlled residential ventilation with heat recovery, drilling for geothermal heat pump, external shading, chimney):
Estimate NEO: TEUR 30
Estimate construction expert: TEUR 36

Outdoor facilities (parking space + paving, patio, garden landscaping):
Estimate NEO: TEUR 20

phew, that’s intense.
I need to digest that first.
Honestly, your estimate seems a bit high to me.

The main difference in our estimates lies in the house + garage:
TEUR 290 for house + garage (including architect + structural engineering I would be at TEUR 325) compared to your TEUR 387.6 (house + garage).
That makes a difference of TEUR 62.7.

Friends of mine built a comparable house 2 years ago with a reputable solid house builder from the region (city villa, KFW70, fully basement, 170sqm living space, medium standard) for TEUR 275 (including structural engineering + architect, who came from the house builder, without additional costs, without garage, without outdoor facilities, without extras).
The price is certain (I saw the invoice with my own eyes).
TEUR 100 were spent on additional costs + garage + outdoor facilities + extras
Total: TEUR 375

I thought I had calculated generously with TEUR 390 + reserve.

Looking forward to further comments.

I usually calculate with € 1,400.00 - 1,500.00/sqm/living space (depending on the size of the house) - if it is a solidly built Kfw 70 efficiency house. For prefabricated houses, the quality differences are even more drastic, so a serious estimate starts at € 1,800.00 per sqm/living space. Of course, it is always possible to do it cheaper – but where cheap leads to has just once again been proven by IBG; the relevant forums are overflowing with complaints about the very cheap prefab house providers :-(


Yes, if you build with a serious provider, this is the value of the construction project. I can’t tell you how much you save if you contract it separately. However, since the construction industry is currently doing very well, the savings are likely to remain within a manageable range.

Just your external shading – if it is from a qualitatively valuable provider of such systems – comes to TEUR 10. A controlled residential ventilation system with heat recovery for a house of this size is in roughly the same range, and the drilling for the geothermal heat pump “can” pose an immense risk, so I have also estimated TEUR 10 here. If it ends up costing less later – even better, it leaves room for one or the other extra; if not, you won’t fall into a deep hole financially. Rhineland-Palatinate is not exactly one of the cheapest regions for building a house :-(


I believe you at first glance; only – on the one hand, you are describing the value of a solidly built property and you want to build a prefab house; prefab houses are always more expensive, at least the qualitatively valuable ones among them. On the other hand, construction prices have risen immensely over the past two years.

I am not responding here to “sweet-talk” users or because I enjoy upsetting them – but to bring them back to reality. If you distance yourself from the prefab house, your house construction will also become cheaper. I would assume that you can then expect a base price of TEUR 300 … plus special wishes and then your desired budget will come back into tangible reach ;)
