Well, if there are more things like rent from the parents, rent from the father-in-law's apartment, additional equity in reserve, it all doesn't look so bad.

What about the salary situation?
How are the salaries divided (gross/net) + special payments?
Any further children planned?

I would have to check how much of the loan is still outstanding, but the 370,000€ is an estimate from the realtor.
