Single-family house on the south slope with basement and ground floor (150-160 sqm)

Hi,

after our first draft was not realistic from a budget perspective even after the first received offers, we have discarded the plan with a basement and integrated garage again.

The new plan foresees building a basement at our south-facing slope with a bedroom, 2 children’s rooms, family bathroom, and utility/technical room. Then it goes up to the ground floor with an open living-dining area, small pantry, wardrobe, and a shower bathroom. From the ground floor, you would then go to the northwest garden and the terrace. The main entrance should be on the ground floor. We would prepare the attic for future conversion or, if there is still budget left, integrate an office there. The office will initially be in the second children’s room in the basement until this room is needed! A carport/garage should then be placed in the south or, if still possible, in the east.

Has anyone here realized a similar project or is currently planning one? Photos/ideas of a floor plan would be cool!

We would be happy to receive feedback in any form. Attached I have again included the list for the plot as well as a site plan! Our plot is No. 6!

Oh, wouldn't it be more logical to aim for fewer rather than more square meters? Please add a plot presentation with elevation details.

Yes, but previously it was over 200 sqm including the basement.

I will now post the new floor plan! Although we don’t like the design of the basement in particular. We would like to widen the basement so that the way too small utility room and the bedroom become bigger! The basement would then have to be completely revised again! But first I wanted to get your opinion on the floor plan!!

    [*]If I were you, I would think carefully about widening that, making it bigger is always the "easiest" solution, but it also brings a chain of costs and the entire symmetry axes / statics can change. You are changing the whole house, not just the basement. I think you have enough space. We also considered it when our rooms were too small, but quickly abandoned the idea, as the plot is not endlessly large either.
    [*]If you leave out the shower in the guest bathroom on the ground floor and add the space to the storage room, you save quite a bit and gain space. I have received feedback from many builders that they might shower in the guest bathroom 2-3 times within a year and that thing is basically wasted space that has to be cleaned additionally and was expensive.
    [*]In the basement, I would shift things so that the rooms on the left become a bit bigger, while the ones on the right naturally become a bit smaller.
    [*]What I don’t quite understand are 2x living/dining areas on the ground floor + upper floor. Do you really think you will carry the food upstairs to eat there in the long run? I rather see potential for more guest / leisure / storage rooms there. I would question the terrace upstairs the same way. You do have one on the ground floor as well. (Costs!) --> but prepare an expansion option.

Hey cool and thanks for the feedback!! So I have to quickly explain the upper floor! It is supposed to be just the office, which will then be open to the living area... I'll post a picture of roughly what it is supposed to look like!!
