Oops, you have really been on it for quite a while, because Kfw40 has been a thing of the past for a long time.

I am also considering the ground floor, I also see the office with you rather close to the "living center".

Regarding the desk, natural light should come from a 90° angle onto your face/monitor.
The window area should preferably be more than 10% of the room area. (if applicable, consider potential distractions)

The basement does not necessarily have to follow the bay window.
Of course, costs arise here as well, as with energy efficiency.

Hello Azalee,

imho this plot is not particularly suitable, better look for a proper one. Living area facing north is out of the question, terrace on the street side is also not. If you plan the house lower than the street, there will be problems with surface water, so better plan with a slope towards the street. This in turn results in higher foundation and backfilling costs for the basement.

So either continue planning with a very good architect or look for another plot.

Thank you, I didn’t really want to write that when I saw the floor plans.

My first thought was to go with a split level; that should work well with the slope. This way, the window front could be nicely oriented to the north, and the other rooms could still act as a "buffer" to the north side. Additionally, the office would have a "mixed protected character," depending on how you look at it.
A balcony could be turned to the southwest side.

And it could even become a beautiful architectural design.
You can still get sun from the south side without opening the house towards it.

But of course, without even knowing the development plan yet, I haven’t said anything.

Hi parcus,

You are by now used to my way of calling things by their name Here, an architect will certainly invest three times the planning time compared to a "normal" plot. I have also thought about staggered levels, but we don't know the budget. If Azalee has a budget of around 450k for the house with a basement (approx. 300m2 of living useful space) and garage with carport excluding land costs, the dream house might still become a reality .

Hi 6Richtige,

there are just way too many unknowns at play, which is why there is a preliminary planning with cost estimation for a reason.

Many don’t even realize that the actual building permit planning for an "individual house" is much cheaper for good reason, since the essential work lies beforehand.

Unfortunately, the focus is often much too early on the execution details, without a truly successful plan being in place.

But that is just my personal opinion
