Single-family house, hillside location, basement half residential/useful area - expensive shell construction?

That looks quite high at first. It is also difficult to compare. Just as a reference, our entire shell construction including the basement and double garage is approximately 130K euros net.

We are currently building the same with a basement garage and have costs of €110,000 just for masonry work and concrete walls (on the ground side) Roof truss costs €27,000 including garage

I was at a construction company today, one that employs its own craftsmen with its own equipment and machines. They do everything related to masonry work, etc., themselves. They assign the roof structure to a carpenter they know. Interior trades are awarded separately or organized by the client.

Since the company has its own planning office, they can also already prepare a fixed-price offer. In a way, you save yourself from the general contractor as an intermediary, but you don’t simultaneously save a five-figure amount here. Ultimately, the construction company seems to be a few thousand euros cheaper regarding the construction description.

Regarding surrounding issues (sewer situation on a slope, supporting the driveway, small cellar under the driveway as a garden shed, etc.) their statements seem simpler and, above all, more cost-effective to me. While with the general contractor it’s more like “hmm,” “difficult,” and “we’ll have to see,” the man from the construction company immediately had ideas and dismissed my concerns (from experience).

In this respect, I believe these statements since it is a local construction company (about 20 houses per year), which is quite well known in the region and several acquaintances from relatives and family have already had good experiences there.

Coincidentally, he is already building two houses just a few plots away from ours. The reference is therefore right on our doorstep.

In summary, it can be said that the prices overall are quite close together. My suspicion of a total overpricing therefore seems to be wrong. Or rather, I think it is due to the general market level that construction prices, like interest rates, have risen sharply instead of falling. In this respect, at least it’s positive that the money cannot be speculated away in this way.

One thing has come to my attention. In the construction and performance description, it states that both interior and exterior walls are to be built with perforated bricks.

First of all: interior walls? That seems totally nonsensical and unnecessarily complicated to me, especially if you want to drill something.

And then: wouldn’t it even be cheaper if instead sand-lime bricks were used? Or should load-bearing interior walls be made of the same material as exterior walls?

For the exterior walls, I could imagine that the perforated bricks help to achieve a better KfW (55) standard. But: would it be cost-neutral to use sand-lime bricks instead of perforated bricks in the exterior walls and use a few centimeters more insulation? That would have the advantage that the wall would be thinner and the interior space larger.
