Single-family house floor plan with a distant view - Do you notice any planning errors?

Hello dear forum visitors and experts,

after countless plans, we now have a final version which I kindly ask you to check for planning errors. Nothing is set in stone yet, and I am very happy about your points.
- Ground floor in our opinion very good. 1st floor unfortunately not yet.
- Important, roof slopes are not considered in the program.
- Dimensions in the floor plan in meters.

The basic questions are as follows:

    [*]Does the floor plan contain major planning errors?
    [*]Is the house entrance chosen correctly? (Currently planned on the east side)
    [*]Is the staircase sensible? (we have also seen good floor plans with a central staircase)
    [*]Is there possibly a trick to create a bit more knee wall for the 1st floor without having to give up a ceiling height of approx. 2.60m (clear height) for the ground floor? Do you consider 2.60m exaggerated? We spend most of our time on the ground floor / dining and living area.
    [*]1st floor office too large. Bedroom somewhat too small, bathroom somewhat too small, storage room feels "in the way"

Who designed the plan: layman (usJ) à do-it-yourself

What do you particularly like? Why? ground floor, large and open living area including fireplace
What do you not like? Why? little storage space on the ground floor, 1st floor low knee wall
Price estimate according to architect/planner: not yet done. should however be within our budget
Personal price limit for the house, incl. equipment: 520,000 + 100,000 basement
Preferred heating technology: no connections - therefore external energy supply

If you have to do without, which details/extensions
- can you do without: orientation of house entrance, basement, other
- can you not do without: high door thresholds, fireplace, large window fronts
(on the north & west side on the ground floor)
open living area, bedroom on the north-west)

Why has the design turned out as it is now?

What makes it particularly good or bad in your eyes?

Good: open living area (ground floor)
Bad: feels like too little storage space (ground floor), no pantry

What do you expect from the separate hallway/staircase? The staircase could become somewhat narrow regarding the roof pitch. I would simply turn the staircase approaches towards the hallway... Basically, I would probably rotate the house, with the garden to the west... I have a problem with the site plan: could you please mark the cardinal directions there?

I’m asking myself the same thing right now, why does your floor plan enter from the south (street)? Is the access from there?

Personally, I like the garden to be in the south, like 90% of people.

For that budget, the house is way too small for me; you can get something really good! At least 170 sqm plus basement. The ground floor overwhelms you, the pantry is missing and you can’t turn around in the guest WC.

Please don’t create floor plans yourself, that goes wrong; first have something reasonable planned and then you can build on and improve it.

Who is supposed to be working in the kitchen anyway? In my opinion, it is somewhat of a waste of space. The running meters for the kitchen cabinets are a bit scarce for that... And yes: there is fundamentally a lack of storage space. There isn't even room for a wardrobe, only for a few hooks. And the shoes? With the sloping roof, the staircase and the toilet are tight. I hope the basement has a purpose for you? I don't think you need more space upstairs. Without children's rooms, you should be able to get by with a small wardrobe up there. However, the floor plan has to be right, and it is not here.

No. If the development plan allows it, however, you can plan with generous dormers or transverse gables. No, not excessive. But if the 10cm then are missing in the upper floor, then it’s dispensable. I can hardly believe that the building envelope for the garage is supposed to be only 5m deep. If it is, unfortunately your garage won’t fit.
