Hello dear forum visitors and experts,
after countless plans, we now have a final version which I kindly ask you to check for planning errors. Nothing is set in stone yet, and I am very happy about your points.
- Ground floor in our opinion very good. 1st floor unfortunately not yet.
- Important, roof slopes are not considered in the program.
- Dimensions in the floor plan in meters.
The basic questions are as follows:
Attached hopefully all relevant facts about the floor plan/plot as well as the development plan.
Development plan/restrictions
Size of the plot 520m²
Slope no
Plot ratio (Grundflächenzahl) 0.25
Floor area ratio (Geschossflächenzahl) 0.4
Building window, building line and limit 12x10m edge development
Number of parking spaces 2 cars
Number of storeys 2
Roof shape gable roof, 38-42 degrees
Style direction modern - large glass façades
Orientation length of the building east-west
Maximum heights/limits 3.9m outer wall height (above rafter insulation system)
Further requirements ratio building body 1.0m width to 1.2m length
Requirements of the builders
Style direction, roof shape, building type modern, large glass façades, gable roof
Basement, storeys basement - planned, 2
Number of people, age 2 people, 31 & 32 years
Space requirements ground floor, upper floor large open living area family use or home office? home office on 1st floor desirable
Guests per year few
Open or closed architecture open
Conservative or modern construction modern, not a KFW house
Open kitchen, kitchen island closed kitchen with large sliding door,
kitchen island would be "nice to have" but not must-have
Number of dining seats 1
Fireplace yes and it is a MUST!
Music/stereo wall no
Balcony, roof terrace no, no
Garage, carport doesn't matter, 2 vehicles
Utility garden, greenhouse utility garden
Special features very sunny location, distant view to the north side
House design
Who designed the plan: layman (usJ) à do-it-yourself
What do you particularly like? Why? ground floor, large and open living area including fireplace
What do you not like? Why? little storage space on the ground floor, 1st floor low knee wall
Price estimate according to architect/planner: not yet done. should however be within our budget
Personal price limit for the house, incl. equipment: 520,000 + 100,000 basement
Preferred heating technology: no connections - therefore external energy supply
If you have to do without, which details/extensions
- can you do without: orientation of house entrance, basement, other
- can you not do without: high door thresholds, fireplace, large window fronts
(on the north & west side on the ground floor)
open living area, bedroom on the north-west)
Why has the design turned out as it is now?
What makes it particularly good or bad in your eyes?
Good: open living area (ground floor)
Bad: feels like too little storage space (ground floor), no pantry

The basic questions are as follows:
[*]Does the floor plan contain major planning errors?
[*]Is the house entrance chosen correctly? (Currently planned on the east side)
[*]Is the staircase sensible? (we have also seen good floor plans with a central staircase)
[*]Is there possibly a trick to create a bit more knee wall for the 1st floor without having to give up a ceiling height of approx. 2.60m (clear height) for the ground floor? Do you consider 2.60m exaggerated? We spend most of our time on the ground floor / dining and living area.
[*]1st floor office too large. Bedroom somewhat too small, bathroom somewhat too small, storage room feels "in the way"
