Single-family house floor plan - where to put the mudroom?

Hello everyone,
we are currently in the planning phase and have now received our first draft – however, a few things are still not quite to our satisfaction or were forgotten to be drawn in. Before I ask my more detailed questions, first the most important information:

Development plan/restrictions
Plot size: 980m²
Slope: no
Floor area ratio: 250m²
Building window, building line and boundary: approx. 12x12m
Number of parking spaces: 2
Number of floors: 2
Roof type: gable roof

Clients’ requirements
Style, roof type, building type: classic gable roof single-family house
Basement, floors: no basement, 1.5-2 floors
Number of people, age: 2 adults, max. 2 children
Room requirement on ground floor, upper floor: approx. 160-170 sqm
Office: one office with a desk needed (+shelves etc.)
Overnight guests per year: very rare
Open kitchen, kitchen island: yes/yes
Number of dining seats: 6-8
Fireplace: yes, ideally in a wall recess between living/dining area
Garage, carport: yes, connection via carport to large garage at the entrance door
Other wishes/special features/daily routine, also reasons why something should or shouldn’t be that way: bedroom should occupy the entire gable, absolutely a “mudroom” for dog etc.

House design
Who created the plan:
- own design with support from building planner

Now we mainly have three points that we are not happy with yet:

1.: What was forgotten: our big wish for a “mudroom”. We have a dog, horse and bowling (?), so we come home with dirty shoes and trousers (which sometimes also smell a bit). The idea to extend the garage, put everything in the back there and change clothes was quickly discarded, because our things should dry there (=heating). My dream idea would be a second entrance from the garden or the carport, through which you come into a separated room that ideally adjoins the utility room (with a door, I don’t want to dry my riding boots next to the white laundry). I just haven’t come up with an elegant solution on how to realize such a thing yet.

2.: The bedroom is too large. We want the entire gable as the bedroom because we have a fantastic view. But 27 sqm is huge, even with a dressing room. Do you have any idea how we could redesign that?

3.: I had hoped that the attic could possibly be used later as an additional office/dressing room or similar. Now the building planner told us that the attic is way too small for something like that and that is why he didn’t draw a fixed staircase going up at all. I am somewhat surprised by this statement, as I find the attic with very similar house dimensions at friends’ houses very spacious. Am I overlooking something or reading the drawing incorrectly? Are the 2m lines the external dimensions or actually the (insulated) ceiling height inside? Is there really nothing that can be done with these attic dimensions?

Of course, I am also open to any other comments on the floor plan.

Well... the site plan, north arrow, section of the house due to the roof, dimensions in the floor plan, and at least a suggested furnishing idea are missing. Because I really cannot imagine the bedroom at all.

Dear kbt09, thank you very much for your response. I seem to no longer be able to add to my original post, so here are some more details about the house: The dimensions are 10.97 m width including the gable overhang by 10.60 m length. The knee wall is 1.25 m with a 42° roof pitch. I have deliberately omitted the exact measurements and all details drawn in the plan in order to respect copyright as much as possible. The side of the gable is facing almost exactly south.

Where should the aforementioned things go? Yes, I’ll write about that further below. Bedroom and view clash a bit, don’t they?! For that you need the section, at least a roof pitch, knee wall, etc. Regarding the design: I hope the planner feels comfortable with the nonsense of wall alignments. It gives me eyestrain. If I were you, I’d think about where on the priority list a full window area in a gable really makes sense if the room is supposed to be a bedroom. Now I also read it’s the south side… you wouldn’t want to sleep there at all, it will be so stuffy in the bedroom. And the area is so wasted. Regarding the idea: redesign of the upper floor with a utility room in the attic. It would be nice if all family members or the children could enjoy some of the great view and light incidence. P.S.: just sightline from the entrance towards the living room door. The offset door makes no sense in front of the storage room under the stairs.

Thanks for your explanations! Attached is a quickly drawn overview of the outdoor facilities. The garage is located to the north on the property boundary. There is a door on the side of the garage leading to the carport, which I forgot to include.

I already added the section and roof pitch in the previous post; maybe you can say something about the attic based on that.

I understand your objections regarding the gable bedroom; I just don’t know if my partner’s wish here is negotiable. He has really set his mind on it. But of course, I am still open to ideas that I can present to him :) The shifting of the door downstairs and relocating the utility room to the upper floor is a very good hint, thanks for that! So you would separate the technical room and the utility room, right? Then the mudroom could perhaps be integrated into the technical room?

If you have a section drawing, please upload it or should we make the drawing again? In general, I think the 2m lines from the attic are already correct.

And, a few external dimensions of the entire house unfortunately do not provide a good overview. That means you have to estimate or measure every room section yourself.

How often is the study used for work? And I would really be interested in the bedroom planning, because there is also a support planned in the middle of the room.
