Hello everyone,
we want to build a two-story building on an old garage on the property (old commercial building of my grandparents) in Austria (the base slab is there and it is structurally buildable).
The floor area is 11.08x8.22m.
Since we have a hall connected on two sides, no windows are possible on the two sides (north and east) on the ground floor (except for a raised window opening above the dining table). The wall facing south adjoins my grandparents' garden. Therefore, I do not want any windows here either, to avoid looking into a "foreign" garden. Except at the entrance, here I would add an angled wall, and the window overlooks a small light well.
The plan was drawn by me and is now to be handed over to a planner for the submission plan. But I would be interested in your opinion beforehand.
Further information:
You can enter the already built hall through the utility room. Everything with technology will go into the hall.
The wall with the glass surfaces on the ground floor faces west and into the garden. The entrance is only possible from the side through the garden.
On the first floor, the view towards east/north/west is a dream, so we have planned large windows here. This would be the bedroom and office.
The terrace is to be roofed with a concrete slab about 1.70m deep, extending to the entrance. The area where you sit will then additionally be roofed with glass, so that it is more sheltered and still lets in light.
If any information is missing, please let me know.
