Single-family house budget planning, what total amount should be planned?

If you forego a basement, keep in mind that you need to plan for replacement space. Calculate at least 10 sqm more, and even more for a house without an attic (town villa). There are no bargain offers. Many are satisfied with the basic standard. Others start adding extras like colored windows, blinds, and a chimney, then you end up spending more. Where you land is up to you. Our house originally increased from 150,000 to 190,000 (electricity, plumbing, and tiles were additional...) If we had had a provider offering more services at 200,000, we would have spent 205,000.

first offer for the raw house (non-binding offer by email) approx. 124,000 after the conversation and placement of rooms, windows, etc. 138,000 after detailed planning 163,000 after construction ~ 180,000 (earthworks, additional work for tiles, additional painting work, paving work) 2 years ago and in a structurally weak region

I’ll give you an update after the first "exploratory talks":

- The cellar will be dropped because the costs simply explode because of it.

- Instead, there will be a second utility room, which will later be used as a laundry room.

We already have initial offers for the so-called catalog houses. Meanwhile, we can also imagine building a wooden house again (this was originally planned but discarded). We have a provider who makes an excellent impression. Cost is 215,000 euros for a shell house. So we would have to do some work ourselves. No problem skill-wise, but time-wise.

By the way, our budget is 300,000 euros "all-in," excluding the building plot. So if I subtract 20,000 for ancillary costs and reserves, another 10,000 for a garage, and another 10,000 for the outdoor area, then we would be at 260,000 euros. That’s already quite tight.

What do the experienced home builders think? Is that realistic or do we need to plan for more money?

And then you subtract 15000 earthworks, and then also the required foundation slab of 20000 for the wooden house. Next, the material for the shell house... and the financial double burden with EL.

The foundation slab is already included in the house price. The earthworks are done by a good friend of mine at cost price. I had already planned 10 TEur for the exterior facilities above.
