Single-family house: Arrangement on building plot

Hello everyone,

I have two building plots to choose from, with candidate No. 2 having only recently joined, and I was actually already clear about how house, garage (preferably 9 m x 6 m flat roof boundary construction), and rooms should be arranged for candidate No. 1.

No. 1 (55/6 in the picture)
House relatively central on the plot (north-south roof)
Garage in the NE to east in front
Living room SW
Kitchen SE
Utility room E
The other rooms are not so important for the time being.

Now to candidate number 2 (55/9 in the picture, I like the location better); the plot is not yet defined, it will only be a part of it.
Regulation from the office: the house must stand halfway in the northwestern triangle.
Where on the plot do house and garage go? How is the house oriented?
I actually wanted a south roof for photovoltaic use.
The garage must be in the north to avoid shading. But then it would have to be placed behind the house because the house must be halfway in the triangle. If I do that, the utility room must be in the NW and the kitchen in the SW. But that swaps the orientation of kitchen and living room. Or can the garage go in the northeast directly by the street? Can you still park comfortably then?

Maybe I have already set my mind too much on the other plot and can no longer rethink the entire floor plan or arrangement from scratch.

How would you do it? I’m grateful for any ideas.
I attached the site plan and a sketch. The sketch is only for imagining the arrangement. The floor plan is Humbuck :)

How large are the plots? How will 55/9 be developed?! Which parts will really belong to the plot then? If you are fixed on the building area plan-top-left anyway. What does the satellite image represent?

In the satellite image, you can see the building plot and the potential property. Also, the neighboring houses, one in 3D. Property 1: 1300 sqm Property 2: not yet determined; between 800 and 1250 but as mentioned with a restricted building plot. For Property 1, there are no restrictions regarding the orientation and placement of the house.

Hello marno,

welcome to our forum.

I don’t understand your problem now: great orientation, the property!
Approach from the north or east, garden in the south and/or west...

And only you know the impact of the two properties and the costs.
