Why is the plot so expensive? And then a house is supposed to be built on it that costs less than 300,000? That doesn't quite add up, I think! I don't know the construction costs in your area, but I think anything under 300,000 will only be feasible with a lot of personal labor.

I personally don't find the design wrong at all. No one can judge personal needs here or whether the floor plan suits you, but I find the layout sensible and the room sizes good.

Thank you very much for your opinions.

We thought that maybe we could make the utility room and office smaller and omit the dressing room upstairs, and also reduce the bathroom to 10 sqm.
In addition, we are considering opting for a double carport costing 15,000€ instead of a double garage (31,000€).

How many square meters are reasonable for a utility room in a single-family house without a basement?

I can't imagine a utility room, in which building services and washing machine are to be located, being under 8sqm. But I don't have much experience... Without a basement, I probably wouldn't choose a carport either, especially if the utility room is supposed to be under 10sqm, since you still need somewhere to store things dry. Then I'd rather go for a prefabricated garage.

With the size, 1m less of the house wall costs about 10-15k€. That means with the carport and 1m less house you have only saved 25-30k€. If you leave out the shower downstairs, you save another 2-3k€. Still missing 35-40k€ I think this is the wrong approach

That's right, and then it's good that ...

... so far only consideration is being given to the purchase. And that’s where this story should end, because: a developer typically plans with a standard that can hardly be lowered any further without downgrading the house to a shack. That practically means: savings are only possible by the lever "make the house smaller," as long as no must-not-have items like bay windows, galleries and (because "or" is not enough here) third bathrooms are pushing to be cut. With cheaper plaster in the storage room, such high savings goals can no longer be achieved.

Developer binding is not quite as bad as dioxin barrels in the ground, but in my opinion still an underrated good reason to keep looking if it doesn't happen to serve you the dream house by chance. Developers make their business with people for whom the standard 08/15 property in version B fits like a glove at the latest.
