Hello everyone,

since we have finally found a suitable plot of land, we are currently in the brainstorming phase for our house. We already have very precise ideas of what our future home should look like. Existing furniture should also be taken along as much as possible. Now the details of our first draft. I would be very happy about suggestions for improvement and ideas!

Development plan/restrictions: no restrictions
Size of the plot: 970m²

Requirements of the builders
Gable roof
2 full floors, no basement, garage roof usable as storage
2 adults, 30 and 25 years old, 2 children planned
Room requirements on ground floor and upper floor
Office: home office with 2 workstations necessary, lots of storage space required
no guest room necessary
rather closed architecture
conservative construction style
Open kitchen with cooking island desired
Number of dining seats for 8 persons, extendable to a total of 10 persons
Fireplace desired in living and dining area
Double garage with heating room and storage space for tools and other items
Size approx. 180 to 190m²

House design
Who designed it:
By myself. We have not been to an architect yet
What do you particularly like? Why? Kitchen-dining room with direct access to the terrace, bedroom facing east, layout on the upper floor is liked because each room has its privacy and is not directly next to bedroom/children’s room. Also, we would like a T-shaped solution in the bathroom
What do you not like? Why? Office too big, 13-14 m² would be sufficient. Pantry could be bigger. Also, there is little space for guest wardrobe. The cloakroom should be for the residents only
Personal price limit for the house, including equipment but without furniture: €450,000
Own work desired
Preferred heating technology: gas heating

If you have to do without, which details/extensions

Why is the design the way it is now? For example:
Since the plot is very exposed, we want large window fronts facing south. The plot is only accessible via a 40 m long private road to the service road.

Unfortunately, I currently do not have an up-to-date plan at hand. I was not able to correctly mark the plot boundary on the PDF. The garage is of course within the plot.

Please be so kind and create the floor plans as JPG attachments without all the ballast with the additional pages in the PDF. PDF files are also harder to access on mobile devices.

Should it be a 2-sided fireplace, such a see-through fireplace?

The doors to the cloakroom/pantry are inconvenient; when opened they block access to the rooms behind them.

Upstairs .. the dressing room is only accessible through the bedroom .. also rather inconvenient; if someone gets up earlier, they go from the bedroom to the dressing room, back to the bedroom, and then to the bathroom. Could be disturbing.

The staircase is too close to the front door for my taste .. an otherwise spacious floor plan then always seems a bit tight.

521 cm internal length for a garage could be very tight for a large car.

The door swing for the upstairs bathroom should also be reconsidered.

A drawback is the slanted access to Child 1.

I find it very impractical to have such a long way from the dressing room to the bathroom. For me, a dressing room also doesn’t make sense if you constantly have to walk through the bedroom again and possibly disturb your partner while sleeping. Given the size of the house, I wouldn’t do without a children’s bathroom. Teenagers can spend a very long time in the bathroom (facial peeling, mask, etc.; our son can easily spend an hour in there), so it’s really nice to always be able to use the bathroom (and have the bathroom tidy). I know... you don’t think about that before you have children. Do you really want to properly separate the kitchen from the living area? It’s not nice with small children and you always somehow cook alone while the rest of the family is in the living room.

.. but you can also have a wonderful cooking session and those who don't feel like it can sit in the living room. Or men’s and women’s rounds or, if the children are teenagers and want to cook themselves .. like my niece and nephew, who like to have 5 visitors with whom they fill the kitchen/dining room. That's when you shout Hallelujah for a separate living room.

Yes, we want a double-sided fireplace.
I feel the same way about the stairs. However, I don't know which staircase shape would be best suited for us.
I hadn't considered the length of the garage. Thanks for the tip.

We don't want a children's bathroom. Instead, we have a second shower on the ground floor. This can be used as a children's bathroom.
Yes, we want to separate the living room from the kitchen-dining area. For us, the kitchen-dining room is the main place to gather. That's where we sit together when guests come. That's why I also want a kitchen island. In the living room, you should be able to retreat when, for example, there are guests or someone wants to read or watch TV. Others would just disturb here. We absolutely want to separate the two rooms.

I would rather place the kids' bathroom upstairs. It’s pretty annoying when you have to pass by the front door from above to get to the shower. And always having to carry your things like cosmetics back and forth somehow.

Why does, for example, the utility room upstairs have to be so big? What exactly is supposed to happen there?

The kids’ rooms are also huge.. so overall, there would definitely still be room for a kids' bathroom.
