First rough draft

We want to start planning our new house next year.
We put a lot of thought into the draft to get a good layout for us.
The main living area is the upper floor with 150 sqm, on the upper floor there are only guest / study rooms.
The technology will also be on the upper floor.

Plot approx. 9000 sqm
Kitchen/living room/bedroom south side

What we don’t like yet is the kitchen and that when you enter the living room you look directly at the TV wall. Even though everything will be recessed in the wall here.

Development plan/restrictions
Are in the outside area, so everything only with special permission.

Requirements of the builders
Style, roof shape, building type see example (extension pushed forward and with clinker)
Basement, floors basement (upper floor partially developed), no basement
Number of persons, age 2, 40y
Room requirements on ground floor, upper floor 150 sqm, 15 sqm
Office: family use or home office?
Sleeping guests per year 0 - there are hotels
Open or closed architecture closed
Conservative or modern construction somewhere in between
Open kitchen, cooking island No
Number of dining seats 6
Fireplace possibly gas under the stairs
Music/stereo wall living room
Balcony, roof terrace no
Garage, carport yes, but not planned yet
Utility garden, greenhouse no

House design
Who is the planner: still us
-builder of a construction company
-architect
-do-it-yourself everything that is possible (we set the construction time to three years)
What do you like especially? Why?
What do you not like? Why?
Price estimate according to architect/planner:
Personal price limit for the house, incl. equipment:
Preferred heating technology: heat pump

Why did the draft turn out as it is now?
Because this is how we imagine it so far

As said, this is only a first first draft.

Hello, it took me some time to get somewhat oriented on the ground floor. What is that to the right of the stairs on the plan? A large plant and something with water above it? What are the dimensions? And where exactly is the entrance? At the top center of the plan or to the left by the WC? Help I would give the dressing room a window, the kitchen feels a bit cramped. But that can be deceptive.

Hi. Sorry your questions were clear to me But you're right, it should have been written. Don’t laugh, the green circle is the Christmas tree The blue things are the dryer and washing machine, in a built-in cupboard. Around the kitchen island there is at least 1.4m on each side. On the front side there are 6 tall cabinets built into the wall. In the dressing room there can be no window, because the pipes for the supply come through there (water, heat pump, electricity, ....). Also, we do not want a window there. Exactly, guest toilet on the left, then entrance. The brown then is a wardrobe and bench 3.4m x 0.7m. The orange things are HIFI and TV PS What can you use to draw such a house? PSS Here is the link to our current house

At the beginning, it is best to draw something like this with a pencil and graph paper.

You will be alone here with this, since not even real walls and no measurements are visible. Word is a text program!

That's right. A planner should focus on their plan and not on the program.
