@Marit I can imagine what you mean. The roof must not be completely unfamiliar and the landlord must not have a high tax rate. Then you may be right under certain circumstances. However, the photovoltaic system should at least be operated with the intention of making a profit, because otherwise the tax office may not recognize the losses and dismiss the whole thing as a hobby.

@Musketier So to speak... As far as I know, there have never been any problems regarding theft, but of course you have to take that into account when designing.

I don't understand why one always has to build new?

Personally, I would never build new again. The next house will be a solid house, 40 years old,
including sewer, water, electricity, possibly gas connection, telephone.

You save yourself the running around and a few thousand euros in costs.
Set up the living room, toilet, shower, bedroom. The rest comes later.
Then there’s still money left for vacation.

Being subjugated by the banks to slave status? Definitely not!

If, as here (around Dresden), you can’t get well-maintained existing properties or they are only available at exorbitant prices, then you are forced to build new. With us, well-maintained/renovated existing properties cost just as much as a new build without a basement. If you then add the costs for the realtor (up to 7.14%), property transfer tax 3.5%, and notary fees 1.5%, you first blow 30,000€ into the wind on a 250,000€ property value. Painting work and partial flooring work are added on top.

In my opinion, the advantage of existing properties is only there if you can renovate a house with a lot of your own effort or do the renovation step by step. But that also means that you first have to live with compromises. But I can also do that with a new build, for example by building the garage later or not buying a new kitchen. Possibly, you can also do the guest bathroom/guest room later or only convert the attic later.

So you can also build new without enslaving yourself. You just have to be realistic with your wishes, even if it’s hard.

We have also gone through the consideration of building new or buying. Since we currently have 4 children, a new build would probably have been quite large and later then with a lot of vacancy. (Partial renting out is not an option)

Therefore, we decided to buy an existing property, which, although built in 1955, has some features such as a pellet central heating system (2006), and due to the layout as a multi-family house, it has 4 bathrooms, 5 toilets. Living area approx. 260 sqm.

The property will be paid off in 15, at the latest 20 years, and can then hopefully be sold again at a reasonable price when the children have moved out.

Fortunately, we live in a structurally weak area and such existing properties are available for around 100,000 EUR. A new build of the same size would probably also easily cost 300,000 EUR.

Okay, that is an argument!
Maybe buy a Dacia Lodgy 107 HP diesel and buy 50 km outside the zone?
