Separate double garage with brick cladding - costs and affordable alternatives

Hello everyone,

we are planning to build a separate double garage and are now somewhat overwhelmed by the offers and costs. Therefore, I wanted to ask about your experience and understand whether the prices are within the expected range. Additionally, I am interested in alternatives for a more cost-effective execution.

Key data about the project:
- 7m x 8.5m with approx. 3m eaves height
- hipped roof with 30% pitch
- one double sectional door plus one door
- 2x two windows on the sides

The garage is intended to be used for cars, bicycles, as well as a small workshop.

The current offers (each reflecting the cheapest of several offers per trade) amount to approx. 50k net in total without door, door, windows, and electrical work. I would estimate another 10k net for that. Overall, the garage then costs over 60k€ net, approx. 75k€ gross. Originally, we had expected about one-third less cost.

If helpful, the cost breakdown by trade is approximately (each net) as follows:
- shell construction (foundations, sand-lime brick masonry, ...) 13k€
- facing with clinker bricks 17k€
- carpentry/wood construction 8.5k€
- roofer 12.5k€
- door, door, windows, and electrical work as well as possibly interior work are still missing, as mentioned we estimate a good 10k€ net

Is this within the expected range / to be expected or which trades appear particularly expensive?

Do you have ideas for more affordable alternatives that allow the appearance (hipped roof, clinker facing)? We have already considered prefabricated garages and clinker-faced carports and have now contacted several providers. We are still waiting for feedback and offers here.
An execution without a hipped roof and without clinker facing is out of the question for us. At the current costs, we are rather planning to live without this garage and possibly tackle the project again in a few years.

Hi I unfortunately can't give you any concrete help regarding the prices. But a suggestion: If the garage itself is so expensive, consider whether you shouldn't separate the solution for the different needs. So a carport for the car, because it doesn't need a house, it's built for standing outside). Garden/tool shed / shed for the other things that really need to be sealed off and locked up.

You should be able to save quite a bit that way....

What you are planning is basically a small house without extensive interior finishing/technology. You are then at a gross €1,250/sqm construction cost. That is completely within the expected range for a "closed shell construction" and is, in my opinion, not expensive.

Garage is a luxury (not a must-have) and is therefore exposed to current price developments and more (carry-along effects). Fortunately, the government does not start subsidizing expensive garages so that everyone can afford one ;) I agree with , the price is high but probably roughly appropriate. Galvanized and painted sheet metal is "good for outdoors." The e-bike with a non-removable battery belongs rather in a warm and dry place.

Visually matching the clinker is a wooden carport from the carpenter with a storage room. As a hip roof fake, the parapet can be made with tiles. The rest then as a flat roof
