I want to avoid a circulation pump because it causes high additional costs. And I am of the opinion that the lower the additional costs, the more I can charge for the base rent. Or am I wrong?

Phew, maybe you should first educate yourself about renting and the rules/laws. What does the basic rent have to do with the additional costs?

I speak from my own experience when I was looking for an apartment to rent, I was only interested in the total rent. But if only 10-15€ more costs arise due to the circulation pipe, I am all for it.

Which costs of a circulation pump do you mean? Electricity is not included in the additional costs anyway. And it can also be equipped with a timer so that it does not run 24 hours a day. No offense, but you don’t seem really prepared to soon be a builder and landlord.

It probably has to do with the fact that in this price range, people tend to build themselves rather than rent a house.

Yes, you are wrong. At least the cold rent should correspond to the rent index. Everything else must be justified or is directly billed to the tenant according to consumption.

With T500€ construction costs including land, at 1% interest rate and 3% repayment, we end up with a monthly rate of 1660€.

Not everyone can afford that. Then there are people who do not like to commit to a house and still want to live well.

Average new-build apartments are offered between 9 and 15€/sqm depending on the location.

8€/sqm would be enough for me to cover the costs and set aside a buffer for possible repairs.

We have discussed this for a long time and talked through all the pros and cons.

I built myself with my own work five years ago. Even then, people tried to discourage me from the idea, today the house is worth almost double what I invested back then.

I admit that I do not have enough experience in the area of tenancy law, but before I keep my money at the bank and pay 0.5% interest per year, I would rather invest the money in real estate that I build myself as a contractor.
