Selection of plot, location, orientation, cardinal direction

Hello,
We (my girlfriend and now also me) have now dived into this forum because we also want to build a house.
This week we received the joyful news that we are allowed to choose a plot of land in the new development area.
The big discussions at the dinner table in the evening now are: Which one should it be?

We have already made the following considerations:

The plots in the north allow for a quiet garden, as behind the plots there is only a small field path with a neighboring small forest.
The field on the left in the picture (in the west) could become a building plot someday. According to the development plan, only a bike path is currently planned. However, in our estimation, a new housing estate might arise there.
My girlfriend would actually like to have a lot of sun on the terrace. I am of the opinion that a garden in the north behind the house allows for a cool garden and you can rather sit in the shade on the terrace in the summer and possibly do not need a large roof.
Alternatively, a house built on the plots in the west would allow evening sun and sweeten the afternoons on the terrace.
What is your opinion on garden size? How big should a plot at least be to allow for a pleasantly large garden?

We want to build two stories (city villa). The existing development plan also allows this.
The street slopes gently from house no. 18 to house no. 4. I think it is about 3-5% gradient (layman's assumption).

What do you think about the access road at house no. 18? Could problems arise there?

Attached is a picture of the plots. We have already crossed out some, as we cannot imagine building there.

We hope for a few opinions on the selection in order to maybe find new ideas and priorities for the decision.

If I could finance it, I would choose No. 18. It has a nice size, and you can have seating in both directions. A nice sunny terrace on the house and a shaded seating area on the north side, if you want. Although, like your girlfriend, I also think that the terrace definitely belongs on the south side if it is feasible. After all, there are significantly more days in Germany when people long for sun than days when it is too hot. I don't see any problems with the access road. If that were the case, the plots wouldn't have been designated that way. As an alternative, No. 20 and 22 would also be options for me.

I would take 20 or 22. Ideal orientation!

Reason: with the desired city villa, there will only be compromises regarding the garden, terrace, and floor plan with the northern orientations. There is no cooler garden, there are sun rays that warm, feel good, and in my opinion as well as your girlfriend's, should be enjoyed.
Also, I don’t like having a forest right behind the property; I’d prefer neighbors a bit further away. They don’t bother and mentally bring a bit more security than being on the edge of the forest.

Since "Daumen" is supposed to be multiplied by "Pi", maybe ten or more ;-) In any case, any hillside location is worth a look in the development plan to see the height references for TH(B) and TH(T): in my view, the easiest to handle is if a reference height is set individually for each property. Regarding the little forest, I would expect medium-term existence, and westward the next expansion of the development area. Without knowledge of the development plan (and the building envelopes, what does the tree fall boundary say?) it is difficult to advise qualifiedly.
