Free money is put into the most expensive part to save as much interest as possible, instead of securing the smallest, cheapest tranche.
That's exactly right! If you start a building savings contract now, or put the money aside, it practically brings no interest. At least if the investment is supposed to be risk-free – and it has to be, because in 10 years I will need the corresponding sum. I myself have just taken out a building savings contract, the credit interest rate is 0.1%. It makes more sense to put "extra" money into the main loan (special repayment) than to put 30k€ aside and otherwise obediently pay interest.
I have also asked myself the question of how I will refinance the 33k€ left over from my KfW loan (I have the same loan). That is actually too small an amount, at least my bank advisor told me that she usually only becomes active from 50k€ onwards.
