Of course, a forward loan for a KFW loan and also the subordinated charge in the land register is not an issue ([Grundschuld wird dann abgetreten]). You just have to ask the right bank.

Regarding the loan amount: Unfortunately, your statement is not correct. Yes, the limit of 50,000 EUR often applies, but there are many banks that also participate below 50,000 EUR. How large the condition surcharges are is initially uncertain, but it is possible without problems.

I have not written anything about conditions. That was not the question of the OP. It was only about the possibilities. As always, everything depends on the loan-to-value ratio. I have just refinanced customers with the KFW loan as subordinate follow-up financing - interest rate 0.94% for 10 years (12 months before the end of the fixed interest period). Yes, of course it is currently cheaper, but earlier it is still a bargain.

Yep, the selection will tend towards zero... Basically, only the bank with the "normal" financing remains. Although the interest rate risk on the remaining debt is manageable.
