Sand-lime brick + ETICS, Ytong or sand-lime brick 2-layer

Dear users,

I hope you can help us.
We want to build rurally in Bavaria
2 full floors + attic
11x11.8 floor area
38° gable roof
2 residential units (possibly later)
Passive house standard is aimed at a MB
Since our site manager retired, we have to find another company.
All wooden houses are now more expensive offers for the shell construction mostly around 287,000 and 350,000.
Now we have an offer from Ytong for 150,000 but Ytong gives us a headache because of the noise (2 loud children etc.) but also moisture is only released slowly and when it comes to hanging things.

Now we have often heard that in our case Kalksandstein 24cm + WDVS should be cheaper than Ytong.
Do you possibly have some experience values for me?
Or also ks m2 prices with insulation because the facade price is still missing for Ytong.

In general, aerated concrete seems to be a rather inexpensive construction type, which does not necessarily mean something bad. In my experience, it is rarely possible to predict which building material a provider can offer cheaply, as this is also handled very differently regionally. Where I come from, KS is the standard building material, previously with double-layer brick facing, nowadays often ETICS plus plaster. If, for example, you want perforated bricks there, this will usually entail a price surcharge, possibly the same with aerated concrete. Where I live now, aerated concrete is apparently more common and therefore usually cheaper. However, it always depends on the respective contractor, so a statement from another part of the country is basically no use to you, therefore:

Ask your preferred contractors what they charge for the respective execution, then you will know. Otherwise, it is at best just guessing, and that doesn’t help you at all.

PS: The 150,000 EUR for a shell construction of this size seems quite cheap to me.

As written, it depends heavily on the region. Here, aerated concrete is also the cheapest, followed by sand-lime brick plus ETICS, and naturally, double-shell construction is the most expensive. Take what your builder can do and has experience with. If processed correctly, everything is good, unless you have very special requirements, for example, directly on a federal highway, then aerated concrete is not a good choice from a noise protection technical perspective.

Okay then I guess I have to be patient until the appointment. We have a sand-lime brick plant about 18km from here and 20km away there is a construction company that builds most of the sand-lime brick houses here. And the other one is a Ytong partner (who also does KS mostly for commercial) who said with him it would be 20,000€ more expensive. Because I have often read that KS is cheaper despite the ETICS. The price per m2 of Ytong here is 125€ + 44 for the masonry work. 42.5 stone thickness. So or 294 €/m3 Well, the Ytong builder says 24cm Ytong inside is completely enough so you don’t hear everything from the next room. We have a train track about 70 meters away. And also 2 noisy children otherwise. With us you see the brick 95% of the time. If you ask why then the answer is usually "we’ve always done it like that" or he does it like that too.

It is important that you do not force a mason with a stone he does not know. Always choose someone who knows the desired stone.

That is why we still have the other appointment, since he only builds KS houses (according to KS Werk and construction companies the most in the district)
