Sale of current house / loan repayment and new construction with financing

I am in exactly the same situation; however, I am now trying to sell my house through a real estate agent. He also has the plots of land in his portfolio that I find interesting. I had tried it myself in between, but Immoscout & Co were too expensive for me. The agent is very active and in our village has brokered all houses that have changed owners in the last few months, so I feel in good hands.

I had the idea to "temporarily live" in a holiday apartment. What is currently occupying me extremely is the question of whether I should possibly buy the plot with new financing before selling my own house (if it takes longer), because depending on how long the sale takes, I can't wait that long for the plot. There are 42 plots and 110 people on the interested parties list... The problem will probably resolve itself, first wait instead of worrying.

If everything goes somewhat as I imagine, I will have equity of about 80,000 after deducting the outstanding debt.
The plot with the house will be around 250,000, no garage.

If I were to finance the plot now, there would be more money left for the house, but in the end, it will probably be the same anyway.

You think 50 euros for ImmobilienScout is too expensive? But you want your buyer to take on the 3.57% or even more. The logic here is not quite right. You are aware that it is very off-putting for a buyer to pay this commission. I also sold my apartment on Immobilien, invested 50 euros, and sold it after 2 days. If I consider that I would have to pay 10,000 euros to an agent, I would look for something else.

That was far more than 50 euros. 300 for 3 months... Of course, cheaper than a deposit, but admittedly after the first interested parties I met through my private ad, I was already fed up.

Everything was being nitpicked, and I don’t have the nerves for that. You got lucky if you sold it after just 2 days.
I have no desire for so-called "real estate tourists" who look at dozens of houses just to get ideas. I don’t have time for that either, that’s an additional factor.

I only had it listed for one month. Of course, many came to view it. It was 10 people. And email inquiries from everywhere. About 30 email inquiries. Of course, it depends on the property how successfully you can sell it regarding the location etc. And at that price, I gladly accepted 10 visits. [Makler] is simply too off-putting. Sometimes you have to be patient.

Well, now I will see how things go with the real estate agent. It's through Volksbank, let's see. I don't have to sell, but I would like to downsize permanently. Ideally, it would definitely be possible to continue renting the house from the buyer until the new home is completed.
