I am in exactly the same situation; however, I am now trying to sell my house through a real estate agent. He also has the plots of land in his portfolio that I find interesting. I had tried it myself in between, but Immoscout & Co were too expensive for me. The agent is very active and in our village has brokered all houses that have changed owners in the last few months, so I feel in good hands.
I had the idea to "temporarily live" in a holiday apartment. What is currently occupying me extremely is the question of whether I should possibly buy the plot with new financing before selling my own house (if it takes longer), because depending on how long the sale takes, I can't wait that long for the plot. There are 42 plots and 110 people on the interested parties list... The problem will probably resolve itself, first wait instead of worrying.
If everything goes somewhat as I imagine, I will have equity of about 80,000 after deducting the outstanding debt.
The plot with the house will be around 250,000, no garage.
If I were to finance the plot now, there would be more money left for the house, but in the end, it will probably be the same anyway.
