So the shell height was 2.625 and now you only have 2.20???

And the facade insulation boards were used to insulate the basement ceiling with the EJOT dowels/pins???

The pins are actually meant to attach the insulation from below to a ceiling...

Sounds a bit strange, are you sure that they didn’t just lower the ceiling there? We ourselves only have about 2.20 meters, maybe even just 2.15 meters in the attic, and personally I would find that too little for the main living space. When buying, you have to decide that for yourself, but when reselling, it is certainly a drawback.

But I would really clarify what the situation is first, I can’t imagine that really 40 cm were lost due to the insulation. It is more likely that the basement ceiling was insulated and in the ground floor the ceiling was lowered to 2.20 m for some reason.

The insulation boards cannot actually be in the floor. The ceiling must have been massively suspended. That could be solved quite easily. Just knock on it, you can reach it well.

Well, I assume that if 40cm are gone, it was either simply "renovated" over the existing floor (but I can't really believe that, you would notice at the front door/windows that it no longer fits. Especially because the products from the invoice/offer are less installed under underfloor heating and screed.

But in general, more expertise is needed before the purchase. At least with the information shared like this, I personally would buy the property.

So the following was modernized in 2012:

- Underfloor heating ground floor + upper floor

- Terrace constructed

- New interior doors

- New front door

- New electrical system

- New water pipes

- New sewage pipes

- New central gas heating

- Solar thermal system with hot water and heating support

- 825 l buffer tank

- Fresh water station

- New roller shutters with solar/electric drive

- New floors (tiles/parquet)

- New bathroom

- New fitted kitchen

- Facade insulation including basement walls

- Attic insulation

- Basement ceiling insulation

- New drainage

- New triple-glazed windows and terrace door

- New stairs

- Garden landscaping

- New plaster on interior walls and ceilings

All this was done by renowned craftsmen from the region; I have received invoices for almost everything.

According to the seller, the screed was completely removed and then everything was redone. I did not ask whether the insulation boards are now below or above. Would it be bad if they are above, except that the room height has shrunk? How can I tell if the ceiling is suspended? How thick should the ceiling between ground floor and upper floor be?
