Do you already have a plot of land in mind?? Your information about the purchase price of the plot near the border seems way too low to me!! Have a look on Immoscout or similar....

... come what may about who earns what. That may remain undecided. I think it's primarily about being able to cover periods when unforeseen financial bottlenecks can occur. It's not necessarily about unemployment, but rather that one might become ill for an extended time or similar (no amount of exemplary ambition will help in that case) ... As for me, I am self-employed and the main breadwinner and have taken precautions accordingly so that if something happens to me, or if I become unable to work, or am sick for more than 14 days, my insurances "kick in" so that the loan installments are paid and living expenses are secured. One should not underestimate the risks of incapacity to work because the money I can earn today doesn’t mean I will still be able to do so next week. Such insurances do cost a fortune, but in return, I know that no one will seize my house from under me if life doesn’t go as I had calculated before applying for a loan ...

Better to save something on the side and not spend everything on the equity portion ...

Calculate all the costs that come with having a house on a monthly basis. Transfer the money plus a reserve (for later repairs etc.) into a savings account and see if it’s enough ... (this way you save a bit of equity at the same time ...) ... or if there’s still too much "month" left at the end. Include everything: insurance, garbage collection, taxes, water, electricity, living expenses. Then keep a household budget with all costs to cover living expenses and subtract that amount again ... including rent etc. If there’s still enough left to pay the loan ... then it’s good.

So we saw a nice plot of land about 15 km from Basel. The size would also be suitable. It is fully developed. Slightly southwest-facing slope. The house we have in mind would fit perfectly on it. Costs €72,000, although of course the broker's commission will still be added.

And I also think it’s very important to take good precautions when you get a little house. You never know...

May I ask how the sum of 400,000 came about?

Slope location, so you are planning with a basement?

What are the requirements for the little house?

Hello there, so I have already roughly listed a cost breakdown on page 2.
If we build, it will probably be solid construction. We have already looked at several model houses. What I find to be a good solution are the providers who produce prefabricated walls and then fill them with concrete. Basically a finished solid house. Erecting the house doesn’t take that long.

Our little dream would be this house, see picture.

Wochner offers this house with a basement (white tank). Triple-glazed windows. With a gas condensing boiler, floor-to-ceiling windows as standard. However, without this ventilation heat recovery thing.
The sellers did not exactly recommend this ventilation. Since I haven’t studied it in detail yet, I can’t say much about it. But I am also a person who likes to ventilate. In summer my windows are constantly open...
Otherwise, we don’t have too much information about the house’s construction service description yet.

Construction method:

Liapor wall construction as prefabricated parts (solid) with factory-applied full thermal insulation (20 cm insulation thickness).
U-value: 0.165 W/m²K

It was offered turnkey, without paint, flooring, and balcony. As listed above for about €226,000.

Öko domo would also be interesting. But we still need to gather enough information.

And otherwise just stone on stone (Baumeister-Haus or Helma)???
But as I said, we are just starting to evaluate...

Our ideas would be: about 150-170 sqm living space (depending on whether with or without basement). In terms of style, we are still open. It ultimately depends on the plot. Equipment a bit more modern but no big demands (so far)...

Hello,

So I am pretty sure that you won't get a 400,000€ loan without equity. Even if your husband earns 4,000€ a month. Furthermore, what if you separate someday. You don't wish for that, but it can happen quickly. Wait 2-3 more years, save some money together, and then start building the house. That is my opinion.
