Risk house financing or not?

It is clear to us that kindergarten costs something. And we have only calculated the financing with my husband’s salary anyway. Any work effort from me would be a plus in the household budget. It is probably known to everyone that wages in Germany are lower. The salary of cross-border commuters is purely a matter of negotiation. Whoever cannot do that and lets everything be offered is to blame themselves. You have to be able to sell yourself. Since my husband has a secure job and is not pressured to accept any position, he also has enough time to look for an employer where the salary and the rest fit.

We are being realistic. But when you read all this, then we can never afford a house. And despite what I think is a "good salary." It would be most sensible to save the money for another 20 years. And then buy a house with that money. But then I wouldn’t need financing anymore. And we originally wanted a house mainly because of our child. And then later certainly for retirement provision...

Just a quick side question: @Britta78 Why did you have to use up your equity first?

Hello Marit, You indicate in the financing how much equity you want to use, which of course must also be proven by a bank statement. Of course, you should not state all your assets, otherwise there is no buffer left for eventualities ... It is common that banks first require the use of equity. Another point is that banks provide you with the loan for a certain period without repayment. However, they charge monthly commitment interest. These interests are then calculated from the "used" and utilized loan amount. If you only use your equity first, of course you do not pay interest on it. Best regards, Britta

Yes, but you want to build soon... so if it is foreseeable that your husband will then earn less or that he has to find a new employer to not earn less, then that is not a reasonable basis for planning!

It must be clear beforehand whether and if so how much less your husband will earn... I do not know exactly how this is handled in Switzerland with cross-border commuters... what "German" salary would your husband be estimated to have? 2500? 3000?

What would his current employer say if he announced that he will be living in Germany from next month? Continue to pay 4000? Cut to 3000? Fire him?

Hello Britta,
I am asking because it was never an issue for us whether equity or debt is used first. Submit the invoice and the money is in the account...

Hello,

normally it does not matter for the CH employer where the employee lives. I also often commute between the Rhineland and Zurich, if you are used to a long commute (I commuted almost 450 KM every day for nearly 3 years...), then you can do it. I am in a similar situation to L.W. and we are also at the beginning of the planning.
