Hello everyone! I am new here and looking for an assessment of the offer for a prefabricated house that I have received. We have already spent a lot of time planning the house recently because the plot of land we already own only allows a building window of 8.50 m on the street side. I am currently quite uncertain whether the price is fair or if I am being taken advantage of.
The details:
Living area: 140m² according to the Living Space Ordinance
Usable area: 173m²
We are planning a turnkey two-story city villa with a basement and a single garage.
The base area of the house should be 8.50m x 11m. The concrete basement is planned as a "Weiße Wanne" (watertight shell) and is a usable basement with an area of about 70m². The basement has a lifting pump to be able to use a washing machine, dryer, or even a shower. Three waterproof light shafts are planned.
On the ground floor, there is an open living/dining area with kitchen. From the kitchen, you reach the garage (3x6m standard garage) via a pantry.
Additionally, a guest WC and a study are planned. The usable area on the ground floor is 95m² with a living area of 72m².
The upper floor contains two children's rooms, a bedroom, a dressing room, a shower bathroom, and a large bathroom. Additionally, there is an open space in the corridor above the living area on the ground floor. The usable area of the upper floor is 77m², the living area 68m².
The roof will be a hipped roof with a 22° pitch, under which there is an unused attic.
Equipment:
The house will be built according to Kfw 55 standard. A controlled ventilation system with heat exchanger is planned.
Both floors have underfloor heating.
The installation of the heating system (geothermal energy) will be carried out by us in-house and is not included in the house costs.
About 20 windows of various sizes will all have electric shutters. The rest of the electrical installation will also be done by us in-house to install a reasonable KNX bus.
The house should cost 337,000 €.
Additional construction incidentals are not included in this quote.
Additionally, I plan another 20,000 € each for electrical installation and heating.
