Reservation of a plot

Hello,

we would like to purchase a plot of land in the new development area and build a single-family house on it. The new development area is located in a very rural area and demand is expected to be not very high. In the short term, we need to inform the municipality which plot we want to reserve. If necessary, a lottery procedure will be applied. We already have a clear favorite. At the moment, we are strongly leaning towards plot 177. The reasons are as follows: My husband has farmed the formerly agricultural land for many years. He believes that the location of the plot, compared to other locations on the site, is very dry and slightly elevated, which he considers important due to the immediate proximity to the Fleth. Furthermore, the agricultural land to the east of the plot is family-owned, so the view is very likely to remain unobstructed in the long term. Basically, we like the view of the surrounding agricultural land. We do not want to live right in the middle of the new development area. We consider the orientation of the plot advantageous with the possible south-facing terrace. We are unsure whether the shape of the plot is optimal. We want to build a house with about 170m2 of living space and an adjoining double carport. The house should be built as far forward towards the street as possible in order to have as large a garden as possible behind the house. Since the plot narrows towards the street, of course, not much plot area will be "lost," but on the other hand, the house including garage will probably have to be planned further back.

We are unsure about making a mistake or overlooking something in such an important decision and would be happy if someone could comment on our considerations or perhaps even bring new ideas. Many thanks in advance!

Apart from the effort to obscure the situation, presumably none. Unfortunately, this makes it difficult to obtain comprehensive information. With that, I'm out, because I neither give nonsensical assessments nor am I willing to engage in back-and-forth question ping-pong. Either one wants to receive help (then contributing to ensuring this can be handled efficiently) or not.

As it looks, is something already being prepared to the south for another phase? The street surely isn’t built like that without reason, right?


To the east and southeast, planting seems to be planned? If a dense hedge is planted there, the view is probably gone then, right?

Why then the effort of concealment? - well, you provided the unedited version afterwards and one can continue from there. I see, the Oste is quite close. And as someone unfamiliar with the area and anyway an inland resident, I lack the imagination of how to classify the Fleth: does its lock serve to decouple it from the tidal range, or is it supposed to "sacrifice" itself somewhat in a controlled manner during floods? As far as I rely solely on your descriptions, I share your assessment that building plot 177 fits your requirement profile best. My dream would not be the short street frontage, but priorities may be viewed differently. One consequence of this is the limited variety of access situations, see also and (similar plot section, similar building layout preference (though specifically a bungalow), water edge strip nearby, but here on the Eine, which is probably a river of comparable size to the Oste).
