"Replacement construction" of a fence no longer permitted according to the development plan

What is actually the reason for the delay?

What looks like a delay from the outside is not one for us ourselves. We had planned from the beginning to build only in 3-4 years. However, since we heard from our acquaintances how difficult it sometimes is to find a suitable plot in our region, we simply started looking very early. Nothing interesting/appealing was available on the open market in the last twelve months. That it eventually worked out with the letter we sent was rather unexpected luck for us.

Since we live just around the corner, we want to use it as a garden plot until development – accordingly, it should be arranged so that we feel comfortable. This means that there should be a privacy screen towards the two streets.

A lot of text and zero meaning. You have the property now. Even if some obscure plan existed once - it is now obsolete. The property is there. What is stopping you?

Why should the plan be obsolete just because the property is now available? The property has been lying unused in a Sleeping Beauty slumber for about 10 years now and won’t get any worse by another 3-4 years without construction activity. Unlike the last ten years of non-use, it will at least be used for other purposes starting next year and then be inhabited again by a family in the short to medium term.

We simply want to build on it in 3-4 years for various private reasons. However, that doesn’t mean we cannot, do not want to, and will not engage with the architecture and planning in the meantime. On the contrary, we will definitely use the time until then and calmly plan the construction project together with our architect. The machines and craftsmen, however, will only start within the aforementioned 3-4 years. Until then, we simply do not have the capacity to focus on the execution phases of the project with what we consider a sufficient time budget.

A small update from my side: The purchase contract has meanwhile been signed, the purchase price is due presumably next week, and then the handover will take place immediately afterward. A few things have also changed in the planning.

We looked at the fence together again. At 2-3 spots, some work is necessary. Also a bit of new wood stain. After that, it will be fit again for the still intended period. In the course of the construction measures, it will then be replaced by a nicer, open and "front yard suitable" metal fence.


The plan was largely discarded, it will now be a mix of butterfly bush (white and blue), wild lilac, astilbe and privet.


The currently planted 3.50-4.00m high thuja hedge along one side of the property, which is more brown/gray than green, will also be replaced in consultation with the neighbors. Mainly privet here. Loosened up by a few plants from the aforementioned varieties. In addition, the hedge should be kept to 2m height along most of the length. Lilac and astilbe may grow taller.

After a few weeks, here’s a small status update: since yesterday we have been registered as owners in the land register – so the purchase is now complete.

In the meantime, quite a bit has happened: 75m of new fence was installed (but the bulwark is still standing). Three apple trees, four large wild lilacs, five small wild lilacs, three spireas, twelve butterfly bushes, many privets, a few raspberries, as well as various perennials and grasses (e.g. lavender, bergmint, cushion aster, silver oat grass) have found a new home with us. As soon as the issue of ground frost here is definitely over, the local wildflower mix will be sown. Additionally, we have hung up a few nesting boxes (for which there are already early interested parties) and also bought a large bee hotel. Let’s see how well it is accepted.

Due to all the rain over the past weeks, everything has started off great and is busily sprouting. If it stays warm for a longer time now, it will probably shoot out in all directions. I’m already curious!

As soon as it is a bit established, there will be one or two pictures.
