I think both have their advantages and disadvantages. If you take care of the house yourself, you also have to build up the maintenance reserve yourself, organize a caretaker (or do it yourself?), recognize defects/damages and have them repaired, be reachable for the tenants in case of problems, and take care of things...

Yes, definitely join Haus und Grund. It costs about 80 euros per year. They also gave us great tips. Definitely take their rental contracts. Try managing it yourself first. It’s not much. Keep an eye out when choosing tenants. That’s very important. You will anyway commission the heating cost allocators, e.g. Brunata. They also prepare the billing. Of course, it can be passed on to the tenants. They would also take over the rest of the billing for a few euros more.

Or the other way around. If you have no clue at all, use the management for 2 years, learn from it and then take over yourself.

In the first three years, one deals a lot with the building and the builders. The work with the house and that with the tenants is viewed separately by a manager. The work with the warranty is also done by the manager only for an additional fee.

Can the owner learn a lot from the manager's work? It is more perspiration than inspiration, and the owner usually does not listen during the negotiations.

In the first years, a reserve is often not yet accumulated or only very little. One does not yet have to think about its distribution.
