Hello, I want to renovate my house:
Year of construction 1972, 24 cm calcium silicate bricks.
The plan is to have a walkable insulation of 28 cm on the top floor ceiling.
ETICS polystyrene exterior insulation with 16 cm, basement ceiling 12 cm, plus triple glazing.
There is an oil boiler from 2007 Viessmann Vitola 222 on a stainless steel chimney, and a 5700 l steel heating oil tank.
A dry system underfloor heating from the company Joco will be installed throughout the entire house.
Water pipes will be completely renewed in plastic.
No RCD (residual current device). So also completely new electrical wiring.
Roof tiles made of concrete tiles. Will be blasted and coated.
Question:

I could get a pellet boiler ETA PU 15 for about 6200 euros including tax minus 2500 euros BAFA subsidy. Plus layer storage tank 825 liters.
Would you keep the oil boiler or convert to pellets?

Should a controlled residential ventilation system be installed, what do you think about that? About 5000 euros.

At some point, the existing oil boiler will give out. Usually at the most inconvenient time ;-) Due to the energy efficiency improvements of the building envelope, the heating demand decreases. The old boiler would cycle significantly more because of this. Much has already been written about this here => search function!

As an amateur:

If you seal your house airtight in plastic, it quickly leads to stale air and condensation at the weak spots. To somewhat prevent mold and suffocation, a lot of ventilation is necessary.

Or leave out the plastic and proceed economically/ecologically. That means diffusion-open and natural renovation - but that seems to be completely out of fashion.

When calculating, please do not forget the maintenance of the quickly moss-covered exterior facade...

Hello Blader,

You can renovate like that, but you don't have to. The house certainly has a good ecological balance now, with all the chemical insulation materials this deteriorates rapidly, as does the indoor air quality.

I would not choose this approach for the renovation and would not renovate my building into hazardous waste!

Kind regards

Rather unlikely. Much more likely is that the RCD can simply be retrofitted.

What for?

Hello blader

§
ETICS polystyrene exterior with 16cm,[/QUOTE]

Although not asked, there are better exterior thermal insulations today than vapor diffusion-tight, single-use special waste insulations that produce toxic fumes in case of fire. And why only 16cm?

Is your budget not yet exhausted, or are you tight on financing? What does the removal and disposal of the oil heating system including tanks cost, and what does the conversion to pellets cost? Do you want to have a pellet heating system later that you have to take care of like an oil heating system (chimney sweep, ordering pellets), or would you rather have a lower-maintenance system, e.g. a heat pump with geothermal drilling?

Definitely yes! If you seal your house and install tight windows, otherwise mold formation is very likely because warm air is stored inside the house and moisture cannot escape. Moist warm air is the ideal climate for mold. Achieving the necessary air exchange with window ventilation unfortunately does not work if you work full time or travel a lot and if you don’t feel like airing out intensively every hour in winter as well as summer!

I am direct and honest, I hope I have not offended you with this. I do not want to attack anyone personally, just to give food for thought!

Have fun with your 70s house!

Best regards
