What's the point of looking for another contractor without any planning? Spent eleven grand but didn't get an inventory - how does that work? *scratches head and shakes it at the same time*

1) Who are the authors of the drawings in posts 6 and 7 – do they represent one of the Elfmille plans or all those from 1989 (and did the latter receive approval)? 2) Is the plan author from 1989 no longer active and has no office successor; what was the reason for the non-realization?

Yes; I would now unfortunately categorize that under inexperience and naivety. The architect apparently thought she could work with the plans from back then.


Post 6 is the current plan status and comes from the wife of the general contractor.

Post 7 is the approved but unrealized building from 1989. Back then, the plan from the house was already to make it a multi-family dwelling, but my mother-in-law’s father died unexpectedly, so the project was not realized.

The architect back then passed away in the early 2000s and the office was dissolved.

If these were properly created and nothing has been changed since then, the effort of taking measurements oneself might be avoidable. I consider an exterior wall thickness of 34 cm to require clarification as to which wall structure it is based on. The new dormer widths may be exemptible. Fundamentally not approvable, in my opinion, is to replace boundary-privileged rooms with non-boundary-privileged rooms. According to my assumption, the house is attached on the right side as a semi-detached house to the neighboring house (?), but not a terraced house (?), and therefore must maintain a boundary distance to the neighbor on the left side (depending on the federal state, 3.0 or 2.5 meters or more). However, here the entire previous 5.4 meters of boundary distance are closed with living spaces (which are not boundary-privileged). Were I at your building authority, I would probably go on break whenever I saw you approaching. A building authority official must be able to expect a certain level of professionalism from those entitled to submit plans.

How many parking spaces are required at your place? I see two, but often 1.5 parking spaces per residential unit are required. Why don't you move the carport a bit to the right? As it is now, if two cars are parked there, you can't get to the garden gate anymore.

Does the neighbor actually have a cellar? If not, then dealing with the drainage will be fun.

The issue with the setback from the boundary as mentioned by 11ant has also caught my eye. Has this already been clarified with the building authority?
