Hello,

my mother inherited a house that she would sell to us (significantly below market value). Reasons why it should be a sale and not a gift are not important for my "house renovation problem."

It is a house that was used as a two-family house until recently. However, we would use the house alone.

The house was built in the mid-1960s, renovations have not really been carried out (windows were partly replaced in the early 1980s, the oil heating system is from the late 1990s).

Currently, we are waiting for the market value appraisal.

Both from the 2 appraisers and from a civil engineer, we have received an "overview" of the defects and pending renovations. I know that a cost estimate without having seen the property and without concrete quotes is hardly possible, but I would like to have a rough idea of the amount of money we have to expect to invest before we take care of the quotes.

The following defects/missing renovations currently exist:

a) damp basement on the north and partly south side: the vertical basement waterproofing is missing.

My boyfriend thinks we can fix this ourselves. I am skeptical and have, out of interest, looked for companies that offer this in our area. There is only the company Isotec, whose reviews are not always positive.

Mold would have to be removed on the north side.

Is something like this feasible as DIY? With what costs per m² can one expect? And with what costs if a company does this?

b) new windows:
The windows must be replaced, at least from an energy point of view. The basement windows and roof windows are still the original ones; there is no way around replacing them.

All in all, I would calculate an average of 700.00 euros per window.

c) new electrical installation:

This would be purely DIY, acceptance then by an electrical company. (Material costs approx. 4000 euros)

d) mold removal on the ground floor (cause according to appraisers + civil engineer is missing insulation, supposedly fixable by DIY)

e) full thermal insulation including new facade (according to appraisers, this would solve our mold problem)

f) new roof including on-roof insulation:

The existing roof is still the first roof, unfortunately with asbestos.

According to the appraisers, we could dismantle the asbestos roof and dispose of it ourselves, which would of course save us a lot of money.

However, the on-roof insulation and the "roof construction" would be done by a company.

With what costs would we have to (very roughly) reckon per m² for the individual works?

The further plastering, painting, flooring, etc. we could do ourselves. I can estimate costs for this; they should not be our problem.

Oh yes, almost forgot. We would probably like to use a KFW loan for at least part of the investments.

I would really appreciate it if someone could help.

As far as I know, asbestos may only be processed/removed and disposed of by certified specialist companies.

No, the 2 expert witnesses could/would not say anything about that. However, they were not commissioned for the renovation but for inheritance disputes. Perhaps there will be information in the report later?

The civil engineer has never professionally dealt with private houses, so she only knows prices for the company she is employed by.

According to the county's homepage, asbestos delivery to the landfill is possible as long as the asbestos is delivered packed in Big Packs. Disposal then costs 165 euros per ton. Therefore, I assume that disposal by private individuals is possible as long as safety measures are observed, right?

I think you have forgotten some items in your renovation.

In the end, only a professional can help you determine the costs somewhat accurately. Get the appropriate companies and have them give you cost estimates for the individual trades. Everything else is guessing if nobody who knows the trade has seen it.
Nobody in the forum can give you even approximate numbers for a renovation without having seen the property and knowing exactly what you have in mind. You will get fluctuations of over 100%, which ultimately won't help you with your planning....

I would never want to remove and dispose of asbestos myself, regardless of whether it is "allowed" or not. That stuff truly carries health-hazardous potential of the hardcore level.
