Realistic basement costs?

Hello,

can you tell me how expensive a basement (version [weiße Wanne]) including earthworks is approximately?
The basement will be a pure utility basement, level floor, completely underground and about 10 x 10 meters in size. Are there any approximate reference values?

Hello, roughly between €40,000 - €50,000. However, many factors play a role that influence the price. It should hardly go significantly below that.

that now seems too cheap to me. I have already read that a normal basement without earthworks easily costs 50,000 euros. But what does a [Weiße Wanne] and the earthworks cost now?

Hi,
it's hard to say. My general contractor offers a (slightly simplified) WU tub for the same price as a masonry cellar. So there doesn’t seem to be a big price difference. But if you really need a _watertight_ cellar, we’re talking about waterproof light wells against water pressure, drainage, and flood-resistant cellar windows. That quickly adds another 4-8 k€.
And the earthworks depend on the soil class on one hand, and what hits even worse is the disposal of the excavated soil. In the worst case, if you have to haul away all the excavated soil and buy new sand for backfilling, that can come to 15-20 k€.

Call the sand pits and construction waste recyclers in your area to find out what they charge for disposing of a ton of excavated soil. For your house size, you will have about 250 m^3 of cellar excavation plus about 230 m^3 of working space excavation. That’s roughly over 750 tons. And here with us, you pay about 16-17 € for disposing of one ton...
And if you can’t temporarily store the working space excavation on your property, you’ll first have to pay a lot for disposal and later buy new material...

We had an offer.. about 100k EURO for WU basement as a living basement (ceiling height, small bathroom, etc.).

Not nice Was quickly removed from the wish list...

In my opinion, foregoing the basement doesn’t make sense either. Maybe it saves you 50,000 euros at first, but then I would need a room for the heating system above ground (about 12 sqm) and at least one large storage room. This way, I would quickly have spent 40,000 euros more on the enlarged house. We simply wouldn’t be able to store our things without a basement, so it just has to be a basement.
