probability of default is also influenced by the industry. The financial statements do not reveal everything either, but usually more than the credit report. Incidentally, a mailbox developer can look better than one who is also a construction contractor and has leased all kinds of vehicles and machinery. These reports are not at all easy to understand or clear for laypeople. But what your financing bank thinks of your general contractor usually tends to be based on a more precise risk assessment.
